About the Role:

AirKeeper is seeking an experienced Senior Property Manager ready for a new challenge to join our dynamic team in the short term rental market. This pivotal role involves managing owner accounts and communication, optimising owner revenue, and ensuring effective communication and optimal property maintenance. You will be responsible for the seamless onboarding of new properties, maintaining high standards across our portfolio, and crafting thoughtful responses to property reviews. Key responsibilities include conducting regular property inspections, organising deep cleaning with our contracted partners, optimising rental pricing to maximise revenue, managing inventory and supplies, and preparing regular performance reports.

The ideal candidate will have at least 5 years of experience in property management or a related field. You should possess strong organisational skills, a proven track record in property maintenance and optimisation, and a keen eye for detail. A deep understanding of property management practices, including financial performance monitoring and handling escalations, is essential. AirKeeper will provide training in the short-term rental market to ensure you have all the tools needed for success.

This role demands a proactive thinker with exceptional communication skills who can seamlessly integrate into a geographically dispersed team. Travel will be required to visit properties and meet with owners/prospects.

Key Responsibilities:

  • Liaise with Owners: Maintain strong communication and relationships with property owners.
  • Liaise with Contractors: Coordinate with contractors for property maintenance and repairs.
  • Onboard New Properties: Facilitate the onboarding process for new properties into our management system.
  • Manage Properties: Ensure properties are well-maintained and meet AirKeeper’s standards.
  • Write Review Responses: Craft thoughtful and professional responses to property reviews.
  • Conduct Property Inspections: Regularly inspect properties to ensure they are in top condition.
  • Arrange Deep Cleans: Organise deep cleaning of properties with our contracted cleaning partners.
  • Pricing Optimisation: Implement strategies to optimise rental pricing and maximise revenue.
  • Weekly & Monthly Reporting: Prepare and present regular reports on property performance and operations.
  • Stock Management: Manage inventory and order necessary supplies for properties.
  • Ensure Margins and Income Targets: Monitor financial performance to ensure income targets and profit margins are achieved.
  • Handle Escalations: Address and resolve escalations from property owners and guests promptly, professionally and effectively.

The duties listed above are key responsibilities, but as an Senior Property Manager, you will be expected to ensure that all allocated homes are holistically managed and well-looked after, addressing any issues that may arise.

Qualifications:

The ideal candidate will have a proven track record in property management or a related field, demonstrating excellent communication and interpersonal skills. Strong organisational skills and attention to detail are essential, as well as the ability to manage multiple tasks and priorities effectively. Proficiency in using property management software and other relevant technology is required. We are looking for someone with a customer-focused mindset and a commitment to providing exceptional service. A Certificate of Registration is mandatory for this role.
