Assistant Property & Onsite Manager - Leading Industry Pay - Part-Time

We are seeking an experienced Assistant Property Manager to work with our small Onsite Management team in a beautiful Riverfront location. You will be the heartbeat of our operations, ensuring everything runs smoothly and our tenants and owners are beyond satisfied. This roles is perfect for someone who thrives in a dynamic environment and loves combining operational excellence with the luxury of waterfront living.

Key Responsibilities:

• Respond to tenant requests and enquiries regarding residential rental properties.
• Liaise with tenants, contractors, investor owners and onsite owners. 
• Draft and place advertisements for rentals, conduct open house viewings for vacant properties and conduct routine inspections during tenancies.
• Interview prospective tenants, process tenancy applications and prepare documents for approved tenancies.
• Issue various notices in accordance with QLD legislation.
• Manage the vacate process and prepare relevant documents.
• Prepare documentation in relation to inspections, repairs and maintenance on rental properties, this can include but not limited to work orders, procurement documentation and approval documents.
• Allocate jobs to the appropriate tradespeople and ensure that maintenance has been carried out in accordance with work orders and to a satisfactory standard.
  Understand legislative, compliance, and safety standards which apply to rental properties and building management.
• Review invoices received to ensure they are accurate and compliant before sending through for approval to pay.
• Oversee compliance with by-laws and manage contractor and visitor access to ensure safety and security of our community and properties.
• Regular inspections and maintenance of property amenities such as lifts, fire safety systems, and waste disposal.

  
Essential Requirements:

• Previous experience in a Property Management role essential.
• Successful applicants must hold a current Real Estate Registration Certificate.
• Strong leadership and organisational skills with the ability to multitask and prioritise effectively.
• Ability to prepare high level documentation and correspondence.
• Ability to work independently, manage a small team and communicate effectively to the Committee, Owners and the Body Corporate Manager.
• Excellent written and verbal communication skills.
• Excellent customer service skills.
• Experience with Trust account management, MYBOS and Console preferred.

This role may require working on-site at the property and occasionally outside regular business hours to address urgent issues.
