Mid-size Condominium Management Company located in Toronto is seeking a full time Property Accountant reporting to the Vice-President of Finance.
Property Accountant
Mid-size Condominium Management Company located in Toronto is seeking a full time Property Accountant reporting to the Vice-President of Finance.
Responsibilities:
Full cycle AR/AP and Accounting for residential and commercial condominium industry.
Accounting Functions
Preparation of full cycle monthly financial statement package including:
-Bank Reconciliations
-Recording investments and accrued interest
-Accrual basis accounting: recording journal entries for utility, contracts, year-end accruals
-Reviewing GL/AR/AP and recording journal entries
-Monitoring budget expenditures, cash flow and reporting on variances
-Processing and recording payroll; payroll entries, wsib,
-Calculate and prepare HST remittances for Commercial condo corps as required
-Process ADP Payroll for site personnel
-Assist PM in annual budget preparation, sending out budget letters and packages
-Year end audit preparation-liaise with auditors to provide accounting docs, invoices, reports and files
-Review and input adjusting entries, forward audited f/s to PM and Board for signatures and return to auditors in timely manner in order to accommodate CRA year-end filing and AGM Schedules
Full AR functions
-Post monthly Fees, send out monthly arrears statements, filing
-Update owner & PAD info upon closings; post chargebacks, NSF's, send out owner letters and notices.
-Send Lien notices and liaise with Legal firms for collections
-Deposit cheques into system, driving to banks for deposits; prepare monthly EFT Files
-Liaison with homeowners, Property Managers, lawyers, real estate agents
Full AP Functions
-Input invoices, code, print and batch cheques for board signatures
-Download utility bills, input as PAP into system
-Liaison with contractors, vendors and Property Managers to capture all expenditures
Other Admin Functions as required
-Assist/prepare AGM Packages, PIC's, ICU, NOIC. Status Certificates etc.
-Filing, mailings, faxing, scanning, answering phone calls, etc.
Qualifications
Minimum 3 years' accounting experience; in a condo industry would be an asset.
CPA designation or working towards; or degree in Accounting/Finance
Must have vehicle to drive to banks for deposits
Skills
Microsoft office; Email, Word, Excel, Constar Condo software an asset
Excellent verbal and written communication skills
Time management, prioritizing work and the ability to meet monthly deadlines
