The Real Estate Development team manages the strategic real estate requirements for a national portfolio of significant buildings across the country. This team is seeking a business savvy and driven individual who has a passion for real estate, financial analysis and teamwork.

Reporting to the Senior Strategy Manager within our Development team, the Real Estate Analyst will be responsible for a broad range of financial analysis work across our real estate development projects. You will develop, interpret and implement financial models to evaluate all types of development and redevelopment projects, including development pro formas & cash flow models, investment analyses and other types of financial analyses required for decision-making purposes.

What you’ll do

• Prepare and manage proformas/financial models to assess project performance of all property and development types
• Collaborate and coordinate across the business with the required groups and stakeholders to ensure accuracy of the information being provided in financial models and financial reporting and be able to evaluate options to improve project return
• Support the Real Estate finance team by taking on responsibility for data and financial analysis – e.g. cash flow and scenario analysis, ad hoc financial and capital structure analysis
• Perform market research to determine a project’s economics and to verify key assumptions
• Assist with acquisition due diligence, including review of contracts, preparing budgets, gathering the consultants
• Prepare economic summaries for TELUS’ income-producing assets, which includes updating rent rolls and operating cost/recoveries analysis
• Assist with the regular reporting requirements of the real estate development portfolio by continuously tracking cash flow forecasts and future project pipeline
• Assist in securing third-party project financing as required
• Perform regular ad hoc analysis as required by TELUS’ executive team
• Summarize and present findings and recommendations succinctly to management

Qualifications

What you bring:

• A minimum of three years' experience in a related role
• A Business, Finance or Real Estate degree
• A CPA, CA or CFA designation (an asset)
• Advanced knowledge of real estate development project underwriting
• Advanced Excel skills; the ability to build complex cash flow models and manipulate data with an understanding of investment return metrics
• Experience with a high-rise developer or construction lender (an asset)
• Superb attention to detail
• Exceptional organizational skills; ability to multitask
• Excellent communication and people skills
• The ability to work well under pressure with tight deadlines
• An ease in candid discussions with senior leaders; the ability to present and defend your individual point of view concisely
