Job Description - Assistant Project Manager

THE ROLE:
The Assistant Project Manager, reporting to the Senior Project Manager, will lead the delivery of various retail projects, ensuring they are completed on time and within budget and quality parameters. The Assistant Project Manager will be integral to our Construction Team and play a key role in overseeing preconstruction and construction activities and tenant coordination.
WHAT YOU WILL DO:
  • Assist with procurement of consulting team and contractors for development, leasing, and property management construction projects.
  • Assist with defining project scope of work and creating cost estimates in close collaboration with Tenant Coordinators and Project Managers.
  • Provide support to Project Managers to ensure that schedules, budgets, and quality are not compromised.
  • Gather and organize existing property information and documents for each construction project and new vacancy.
  • Work with the project team to obtain municipal permits as needed.
  • Liaise with Property Managers, Contractors, Trades, and other external groups to ensure appropriate and accurate information is available as required.
  • Assist with tenant fit-out plans and signage drawings review in collaboration with Tenant Coordinators to ensure compliance with lease requirements.
  • Visit project sites to ensure work is completed as per contract documents.
  • Assist with project financial management, including accurately processing change orders and invoices within the required timeline.
  • Manage project files including submittals, drawings, schedules and documents.
  • Participate in special projects and take on other duties as assigned. This will add variety and provide a platform for continuous learning and growth, making every day in this role exciting and rewarding.
WHAT YOU BRING:
  • At least three (3) years of experience in Construction, Leasing, Property Management, or related Commercial Real Estate fields.
  • Project management experience, and the ability to read and understand construction blueprints are a plus.
WHAT YOU NEED TO BE SUCCESSFUL:
  • Well-developed communication, presentation, and consultative relationship skills to work closely with a variety of stakeholders as a trusted partner.
  • Service-oriented mindset with problem-solving abilities and the knack for offering solutions.
  • Exceptional attention to detail, accuracy, and thoroughness, with strong follow-up skills. Capable of working independently in a dynamic environment while managing competing priorities and deadlines.
  • A team-player; willing to step in and lend a hand as needed and identify the opportunities to do so.
  • Strong general computer skills, including knowledge of Microsoft Office Suite. Familiarity with Procore is a plus.
