Job Description - Assistant Project Manager - High Rise


Our client is a leading real estate developer with major high rise communities planned across the Greater Toronto Area.  With a huge pipeline of projects and new developments getting under way this year, we are recruiting a Assistant Project Manager to join this award winning team.

 

 

Job Description:







  • Assist the Project Manager in day to day project management activities for the development of a major high rise residential tower in downtown Toronto

  • Maintain effective, cooperative and working relationships with the consultants, construction manager, subcontractors, sales/marketing, suppliers, owners, and public official

  • Monitor budgets, schedules or deliverables ensuring contractual agreements are maintained

  • Maintain the flow of information and documentation in an efficient and effective manner, tracking changes, schedules and budget

  • Maintain accurate and up-to-date logs

  • Coordinate with the external Construction Manager on the issuance and response to RFIs from consultants

  • Review Architectural, Structural, Electrical and Mechanical drawings when required

  • Communicate with consultants and construction manager to ensure drawings, changes and related information are received and distributed to all parties

  • Review and distribute site instructions with plans, specifications and related correspondence

  • Ensure proper filing and tracking of all information relevant to contracts, reports, revisions and drawings

  • Process and control the change order process and contract change amendments after necessary review and analysis of cost, schedule impact to the overall project

  • Maintain and update records, files, binders, construction and management databases. Responsible for full document control

  • Coordinate and attend consultant design development and progress site meetings, prepare, maintain and distribute meeting minutes

  • Assist with administering and securing agreements for development, site plan, building permits, streetscape permit etc

  • Develop relationships with City of Toronto officials to expedite the issuance and renewal of permits

  • Assist in award of contracts and manage pricing of upgrades and extras

  • Prepare, coordinate, maintain and distribute all purchaser upgrades/customizations and suite colour selection worksheets, binders, and database systems

  • Develop and track new systems and procedures

  • Manage and take responsibility of several smaller tasks or individual projects

  • Prepare minutes of regular meetings as necessary

  • Liaise with leasing for preparation of documentation related to commercial leases

  • Liaise with sales / marketing on FF+E, Gym selection, APS review etc.

  • Liaise with customer service on PPDI/PDI reviews, deficiency correction etc

  •  Liaise with internal accounting department, attending to queries and billing inquiries

  • Create and manage purchase orders

  • Assist the Project Manager with Shared Facilities Agreements

  • Assist the Project Manager with Condominium Registration

  • Assist the Project Manager to facilitate in the final project closeout procedures including maintenance manuals, warranties and deficiencies clearance

 










Requirements



  • Bachelor's or diploma in relevant field - architecture, engineering, construction management

  • Minimum 3-5 years of experience working for a developer or construction manager in the residential sector

  • Excellent analytical and organizational skills

  • Excellent written and oral communication for liaising with all stakeholders while maintaining excellent relations with team members, consultants and trades

  • Experience in Project Management software

  • Ability to read and analyze drawings
