Job Description - Building Plumber

Position Overview:

Participates in all facets of building repair including corrective, preventative and on demand maintenance as well as rehabilitation and restoration work, primarily as it relates to plumbing systems, devices and fixtures.

Responsibilities:

  • Works alone, or with other members of the team, to perform tasks on building operating systems including equipment, devices, and fixtures. Refers only the most complex problems to Supervisor, Facilities Management or lead hand in absence of supervisor for guidance or direction.
  • Repairs and replaces plumbing system components and fixtures; installs new water and sanitation systems in buildings or adds onto existing systems.
  • Troubleshoots and assesses equipment and building material needs. Determines and procures parts and materials needed directly from vendor or Stores, in accordance with City purchasing by-laws and procedures.
  • Participates in discussions where relative trade experience enhances the evaluation of a situation; offers remedies and/or alternatives based on past experience, trade practices, and code requirements.
  • At the request of clients, provides quotes (labour and materials) for work to be done. Works with customers to establish work scope and timelines, and to identify any work restrictions.
  • Cooperates with the building clients to perform and accomplish duties, scheduling work to minimize impact on activities or programs. Liaises with clients in the buildings and works in an organized, safe manner, keeping the occupants and the public in mind at all times.
  • Organizes and sets up own work site; schedules the use of special equipment and material needed.
  • Initiates work and follows through to job completion, including site clean-up; reports any conditions which should be investigated or corrected as a result of work carried out or observations made; prepares reports as required; tracks expenses to associated work and completes paperwork.
  • Creates work orders and services requests using Cityworks work management system
  • Inventories and identifies plumbing systems, equipment, and fixtures in existing facilities as related to asset management processes.
  • Participates in the development and implementation of a comprehensive plumbing preventative maintenance program which includes all plumbing systems, fixtures, valves and shut-offs, hot water and storage tanks, cushion tanks, water softeners and systems, as well as sump pump systems, back flow prevention devices, hot water heating systems, swimming pool pumps, irrigation systems, and water sanitation systems.
  • Cooperates with staff in other City facilities to perform repairs and participate in updating programs.
  • Participates in a comprehensive Backflow Prevention program in accordance with municipal backflow prevention by-laws, which includes the surveying and documentation of all new and existing backflow prevention devices in City facilities. Provides required documentation to the Backflow Prevention Officer and/ or the Building Division; and initiates applications for permits for the installation of new, and replacement of old, devices. Performs annual testing of all backflow devices as directed by governing by-law.
  • Assesses and repairs gas heating or gas water heating appliances.
  • Repairs gas piping, chlorine piping, and air lines based on knowledge of gas code, plumbing code, and building codes.
  • Assembles prefabricated sheet metal.
  • Performs other related duties as assigned.
  • Requirements:

  • Minimum Grade 12 High School Diploma or equivalent.
  • Obtain a Province of Ontario Certificate of Qualification, Plumber 306A (The Apprenticeship and Tradesmen’s Qualification Act)
  • Obtain TSSA - Gas Fitter 2 License.
  • Preference would be given to who isOWWA Certified Cross Connection Control Specialist.
  • Familiar and comfortable using mobile computing for work management etc..
  • Willing to successfully complete a medical examination if required.
  • Have the ability to support and project values compatible with the organization.
  • Able to read blueprints and drawings.
  • Have working knowledge of all ministry codes.
  • On-the-job training, external job training, and experience.
  • Knowledge of City policies and procedures, related by-laws, building and fire codes, as well as Federal and Provincial legislation including the Occupational Health and Safety Act.
  • Ability to diagnose and repair plumbing system operating difficulties, based on technical knowledge.
  • A valid class “G” driver’s license and acceptable driving record are required in order to operate a City owned vehicle.
  • Ability to read and interpret schematics, and electrical, mechanical, and architectural plans, drawings, and blueprints. Ability to read, follow and apply written instructions, work orders, safety notices, Material Safety Data Sheets, as well as complex technical manuals, reports, instructions, and designs.
  • Ability to write/complete work orders, time sheets, material requisition forms, and building permit applications. Ability to write detailed service reports and to make recommendations regarding repairs for use by others. Ability to design plumbing systems for renovations (drains, vents, potable water, trap seal primers), and re-design systems for pools and booster pumps.
  • Ability to use mathematical formulas to estimate/calculate building material needs and costs; perform inventories.
  • Skilled in the use of a personal computer with working knowledge of word processing, spreadsheets, email, and other proprietary software.
  • Must be reliable with a good attitude and employment record.
