Director of Development - Mid -Rise Condo

Our client is an established turnkey project management firm with 15+ years of experience working with landowner's through the development and construction process in the GTA.  Our client develops and builds boutique condo projects including stacked townhomes in exclusive Toronto neighbourhoods.  

The Director of Development will own and manage each stage of the development process in relation to project scope, budget, and schedule. They will ensure the internal team (Planning, Sales & Marketing and Construction) is fully integrated and effectively communicating through the development stages to meet the project objectives.

DUTIES AND RESPONSIBILITIES

• Served as projects main point of contact with internal and external stakeholders
  


• Managed project schedules, budgets, stakeholder communication, risks and procurement
  


• Create and track master project schedules which includes roles, responsibilities and all activities that must be performed by the project team, consultants and contractors
  


• Prepare, monitor and update project budgets, including forecast cost to complete (FCC) and final forecast cost (FFC)
  


• Provide expertise on project management, design and develop continuous process improvement on projects
  


• Work closely with the design consultants and project team members to ensure that the designs are optimized to reduce overall construction costs, while complying with project’s specifications, planning and permit applications
  


• Provide key support and expertise to project team with activities that could include reviewing designs and details for compliance of zoning by-laws, site plan conditions, building code, and design guidelines, constructability, schedule, and quality control for projects
  


• Apply and coordinate municipal approvals, permits and utility services required for construction
  


• Review progress claim submitted by consultants and recommend on approval or rejection
  


• Manage the design scope changes through the development process reviewing compliance against established scope
  


• Maintain records of drawings, specifications, reports and consultants’ certifications
  


• Assist Director of Development in creating, implementing and improving the company’s standards, processes and procedures
  


• Monitor project contractual responsibilities and obligations
  


• Prepare project status report and presentations to owners as required
  


• Proactively seek out opportunities and mitigate risks for each project
  


• Attend city planning and buildings, sales and marketing, and construction meetings as required
  


• Define Project Plan in coordination with Planning, Sales & Marketing, and Construction departments
  

Requirements

REQUIREMENTS AND QUALIFICATIONS

• Engineering or Architecture degree or Technical diploma related to buildings design/construction
  


• Minimum 10 years project management experience in development of residential projects, including wood frame structures
  


• Proven interpersonal and communication skills (verbal and written)
  


• Strategic thinking and the ability to be influential with internal and external stakeholders to achieve desired outcomes
  


• Knowledge of local building codes, bylaws and standards
  


• Knowledge of mid-rise and high-rise residential construction market
