JOB DESCRIPTION SUMMARY

Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

JOB DESCRIPTION

• Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices. Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.

Additional Responsibilities for APEX Communities:

• Partners with the Area Maintenance Manager (AMM) to ensure the property’s maintenance team members comply with the Company’s standards with respect to responding to and completing resident service requests.
• Partners with the AMM for interviewing, hiring, and conducting performance reviews of the maintenance team members.
• The AMM will have access to and immediate oversight of the maintenance GL codes (52799, 52299, 53298, 51040, 510145); however, the Community Manager will maintain responsibility and accountability for the budget and all expenses. Budget variance review of these maintenance lines will be a recurring agenda topic in 1:1 AMM check- ins with the goal of identifying opportunities to improve performance.
• The Area Maintenance Manager (AMM) will have immediate oversight of maintenance-related invoices.
