As Maintenance Technician & Snow Removal, you will be responsible for snow and ice management across Southwest’s residential portfolio. You will also complete general property maintenance year-round. You will report directly to the Maintenance Manager.

Hours of Work: Monday to Friday 7:30am - 4:00pm, with emergency after hours on call required.

Seasonally, snow and ice management duties can occur at any time of the day, on any day of the week. Scheduled on the on-call rotation list.

On Call: Scheduled on the on-call rotation list. You will receive minimum 4-hours compensation for each week you are on the on-call schedule. In addition to this, for each call-out that occurs where you must attend a job site, you will receive minimum 4-hours compensation at your regular rate. For every on-call hour, you will earn paid vacation at a rate of 4%. You will also receive 3 additional vacation days annually.

What You’ll Be Responsible For

Snow and Ice Management

• Monitor weather forecasts and respond to snow and ice events as required, including overnight, early morning, and weekend shifts.


• Remove snow and ice from sidewalks, walkways, entrances, stairways, parking lots, and other designated areas.


• Apply salt, sand, and other ice-control materials to maintain safe conditions for residents, visitors, and staff.


• Operate snow removal equipment and tools safely and effectively, including snow blowers, shovels, spreaders, and plow equipment.


• Conduct routine inspections of properties during and following weather events to identify and address slippery or unsafe conditions.


• Ensure snow is cleared and relocated in accordance with property requirements and safety standards.


• Maintain snow removal equipment in good working order and report any maintenance or repair needs.


• Respond promptly to snow and ice-related service requests and safety concerns.

Maintenance and Repair

• Conduct all regular day-to-day maintenance and repair of equipment within the complex, including suites and common areas. Effectively troubleshoot maintenance issues that may arise. Work may include:




• Installing new countertops


• Installing doors, repairing doors and windows


• Repairing and/or constructing kitchen and bathroom cabinets


• Bathroom demolition, installing new tub surrounds, tiling, and sink repair. Regrouting and applying silicone.


• Checking for deficiencies in units.


• Painting, as required.


• Installing sheet goods or drywall repair.


• Basic plumbing duties. 


• Complete monthly turnover repairs.


• Assist with snow and ice removal as required.




• Maintain positive resident relations by scheduling maintenance operations appropriately.


• Ensure all areas are cleaned thoroughly once job is completed.


• Identify and remedy maintenance items and deficiencies within the buildings. 


• Track and maintain all tools and supplies to ensure stock levels remain adequate.


• Ensure proper occupational health and safety codes are followed at all times.


• Assist the Maintenance Manager by identifying capital project work, operational inefficiencies, or potential repairs.


• Recommend cost savings initiatives.


• Professionally liaise with contractors and subtrades.


• Ensure proper, timely creation and completion of work orders, tracking in Yardi on a daily basis.


• Ensure proper completion of turnover forms upon completion of work.

Your Environment

On a daily basis, you may encounter high levels of dust and dirt, extreme temperature fluctuations, and exposure to chemicals and electrical equipment. You will be required to adjust to many different working conditions including standing for long periods of time, climbing stairs, heavy lifting, confined spaces, heights, loud noises, and repetitive movements.

Our ideal candidate has 3-4 years in a similar role, with an aptitude for general maintenance, carpentry, and plumbing. Building Systems Control and/or Apprentice Certificate is considered an asset.

• Ability to quickly and efficiently troubleshoot maintenance problems and recommend and implement solutions.

Position requires: Criminal Records Check Completion, Valid Drivers License, WHMIS, and Fall Protection.
