The opportunity: The Operations Supervisor is responsible for overall operational and technical support, repairs, maintenance and installations of climate control along with other mechanical & electrical systems within multiple building portfolio.
What you will do:
- Support the operations of HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems;
- Management of energy and utility consumption with strong focus on consumption reduction and target setting and tracking results;
- Support the corporate occupational health and safety program;
- Management of waste, recycling and hazardous materials;
- Manage and respond to environmental risks and hazards, conduct annual environmental assessments and reporting;
- Conduct insurance and risk management inspections, remedial actions and reporting;
- Continual monitoring and maintenance of computerized control systems (including Fire Alarm system, BAS); Building Automation system upgrade and replacements; Fire Life Safety system upgrade and replacements;
- Ensure sound curtain wall, structural and roof maintenance; and perform life cycle costing exercises;
- Assist in promoting owner/tenant goodwill by reviewing work orders to ensure corrective action has been taken;
- Perform life cycle costing exercises;
- Conduct insurance and risk management inspections, remedial actions and reporting;
- Assist the property manager with coordinating capital projects;
- Liaise with regulatory or civic authorities having jurisdiction;
- Assist with budgets and adhered to budget costs;
- Recommend type and quantity of maintenance supplies to be stocked;
- Liaison with outside contractors, service contractors and provincial and municipal inspectors;
- Foster good tenant relations
- Provide technical or administrative advice to internal and external clients;
- Remain current and up to date with new industry practices, legislative changes, and new technologies;
- Other assigned duties.

- Proactively support BGO’s culture of environmental responsibility and social responsibility, and lead efforts to demonstrate the organization's commitment to sustainability and responsibility.
- Working with the Property Managers, set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling
- Monitor utility consumption and develop and implement strategies for reductions, review consumption trends regularly with operations staff
- Continually seek, and engage staff in seeking, opportunities for waste reduction and improvements in recycling
- Keep abreast of new developments and industry standards and practices for efficient building operations by attending industry events and participating in company or industry committees.
Who you are:
- Technical Qualifications
- a minimum of 5 years direct work experience in a building operations position in a commercial high rise building or similar structure or, an equivalent combination of skills and work experience;
- 3+ years’ experience operating medium to large chiller and boiler plant is an asset;
- 3+ years’ experience with CMMS and building automation systems is an asset;
- Knowledge of local codes and regulations, ability to write specifications;
- Knowledge of security systems including card access and CCTV is an asset;
- Management and senior supervisory experience is an asset;
- Good knowledge of Windows and Microsoft Office. Ability to work with Apple mobile communication devices.
- Ability to develop and sustain good working relationships with contractors, tenants and public.
- Ability to communicate effectively and professionally utilizing computer, oral and written skills.
- Ability to allocate one's time effectively, work under pressure and manage tight deadlines.
- Handle multiple demands and competing priorities, adapt to new ideas and constant changes.
- Able to work independently with minimal direction and respond to emergency situations.
- Police Clearance: A criminal verification check is required for employment.
