Join our client in Toronto as a Project Coordinator, and grow with a developer building communities across the GTA from first tender to final closing.
Your New Employer
Our client is a fast-growing, vertically integrated residential developer and construction manager building low-rise communities across the GTA, from infill subdivisions to master-planned townhouse, semi-detached, and detached communities. They take projects from acquisition and entitlement through sales, construction and closing. It’s a flat, entrepreneurial organization where people who prove themselves quickly get room to take on more responsibility. With the low-rise division growing, this is a chance to join early and help shape how it runs.
Your Role
This isn’t a narrowly defined coordinator role. Reporting to the Project Manager, Low-Rise Construction, you’ll be at the centre of the construction team, preparing tenders, contracts, and documentation in the office, then heading to site to keep work moving. With two projects currently out to tender, you’ll hit the ground running.
Your immediate focus will be tendering: preparing tender packages and scopes of work, following up with trades and suppliers, levelling bids and supporting trade selection, then preparing subcontracts and purchase orders. From there, you’ll keep projects on track by maintaining schedules, look-ahead plans and lot-by-lot trackers, and by visiting sites regularly to verify progress alongside the Project Manager and Site Superintendents.
You’ll also own the paperwork that keeps a build running smoothly, managing RFIs, submittals, shop drawings, and change orders through close-out, and tracking permits, municipal inspections, and Tarion requirements so approvals stay ahead of the build. On the cost side, you’ll process trade invoices and progress draws and flag budget variances. As homes near completion, you’ll work with sales and customer care on purchaser selections and upgrades, and support PDIs, deficiencies and closing readiness.
What Sets You Apart
You have a diploma or degree in Construction Management, Civil Engineering Technology, Architectural Technology or a related field, and two to five years of experience coordinating residential construction, ideally on low-rise or subdivision projects. Gold Seal Certification, or progress toward it, and experience with a larger builder are both assets.
Most importantly, you’ve prepared tender packages and scopes of work yourself, obtained trade pricing and put together bid analysis. You know your way around construction drawings and wood-frame building sequence; you’re familiar with the Ontario Building Code, OHSA and Tarion, and you’re comfortable in MS Project, Procore and Excel.
Just as important is your approach. You’re entrepreneurial and adaptable, happy to wear different hats, get your boots dirty on site, and grow toward a Project Manager role. You’ll also need a valid Ontario G licence and a reliable vehicle for site visits.
Why Join?
The role offers a base salary of $90,000 to $110,000, plus a discretionary annual bonus of up to 20%, health benefits, and three weeks’ vacation, plus the Christmas-to-New Year's break.
Beyond the package, you’ll gain exposure to the full development cycle, from acquisition and entitlement through construction and closing, in a flat team where you’ll take real ownership. As the low-rise division grows, the right person has a clear path to Project Manager.
