About the Role
We are seeking an experienced Property Manager to oversee a portfolio of commercial retail properties in Edmonton. As a family‑owned and operated development company performing first‑party management, we take great pride in our hands‑on, collaborative approach to running our portfolio.

This role requires initiative, professionalism, and the ability to think critically and solve problems in a fast‑paced environment while working closely with a dedicated and supportive internal team.
Key Responsibilities
1. Property & Tenant Management
- Oversee day-to-day operations of a commercial retail portfolio.
- Build and maintain strong tenant relationships.
- Conduct regular site inspections and coordinate maintenance and repairs.
- Utilize property management software (Yardi, Commercial Cafe, or similar platforms) to maintain accurate data and reporting.
2. Construction & Project Coordination (Tenant Improvements & Landlord Work)
- Coordinate and oversee tenant improvement and landlord projects from possession through completion.
- Review drawings, specifications, and scopes of work for alignment with lease requirements.
- Conduct site walk-throughs to monitor progress and ensure safety and compliance.
- Assist with tendering, securing quotes, and contractor evaluations.
- Ensure turnover conditions meet company standards before occupancy.
3. Teamwork & Collaboration
- Collaborate closely with property management, operations, leasing, construction, marketing, and accounting teams.
- Support colleagues during peak workloads or urgent issues.
- Communicate openly and contribute to a positive, solutions-oriented environment.
4. Financial Management
- Prepare and manage operating and capital budgets.
- Review financial statements and prepare variance explanations.
- Participate in CAM reconciliations and annual budget planning.
- Review tenant financial statements when required to support lease compliance, renewals, assignments, or approvals.
5. Vendor & Contractor Oversight
- Coordinate with service providers to ensure quality performance.
- Obtain quotes, negotiate pricing, and monitor contractor compliance.
6. Lease Administration
- Interpret and enforce lease provisions.
- Support leasing teams with operational insight for new deals and renewals.
- Assist with reviewing and administering assignment and sublease requests in accordance with lease terms.
7. Risk Management & Compliance
- Ensure compliance with safety standards, codes, and regulations.
- Assist with incident reporting and emergency response procedures.
Qualifications
- 5+ years of commercial property management experience (retail preferred).
- Experience with Yardi, Commercial Cafe, and other property management or tenant portal systems.
- RECA License or RPA Designation is an asset but not required.
- Strong understanding of leasing, building operations, and financial reporting.
- Excellent communication, customer service, and conflict-resolution skills.
- Highly organized with exceptional attention to detail.
- A true team player with a positive, can-do attitude.

- Ability to participate in an on-call rotation.
