Property Manager (Residential)

About the Role:
We are looking for a Property Manager to join us. This individual will effectively manages a portfolio of residential buildings (located in Ottawa, East) ensuring appropriate levels of care and attentiveness are provided to all aspects of the building, thereby achieving optimal levels of return on investment for the ownership.
Key Responsibilities:
Portfolio Financials
- Track and maintain portfolio financials for all communities.
- Develop operation budgets for portfolio communities.
- Approve AP/AR reports.
- Ensure community and accounting teams are following the correct GL pathways.
- High-level invoice review and approval based on cost.
- Accountable for monitoring and overseeing delinquency and collections.
- Finalize the weekly, monthly, and quarterly reports.
- Provide notes on discrepancies and variances prior to owner review.
- Provide input into renewal leases based on owner/owner and Regional Group directions.
- Receive and review approved lease renewal offers.
- Provide renewal letters to Community Manager for disbursement.
- Evaluate and assign rentable items and amenity rental rates.
- Promote owner satisfaction by ensuring that owner required reports are submitted in a timely manner, providing open and ongoing communication with ownership representatives, and responding to ownership questions or concerns in a professional and timely manner.
Due Diligence
- Evaluate community operations with the Community Operator to ensure they meet the expectations of the Regional Groups/Owner(s) plan for the community.
- Ensure that preventative maintenance schedules are being followed.
- Routinely inspect the community and apartments, both vacant and rented, for deficiencies.
- Set and review standards for apartment turnover.
- Ensure that the communities have high curb appeal.
- Ensure safety meetings and standards are being maintained.
- Promptly report all unsafe conditions, emergency needs or repairs, and other relevant operational information to leadership.
- Monitor legal and operational changes from the Landlord Tenant Board and/or Residential Tenancies Acts.
- Ensure that all documents are up to date and have legal merit.
- Promote Owner(s) satisfaction through monthly reporting to the V. P. Asset and Property Management about the performance of the portfolio.
- Act as Regional Property Services Inc./Owner(s) Agent for all business dealings.
- Contract signatory on behalf of Regional Group/Owner(s).
Training and Education
- Establish and enforce Multifamily Residential policies and procedures for portfolio team members.
- Research legal processes for residential management S.O.P creation.
- Create and maintain Standard Operating Procedures for communities and team members.
- Oversee training efforts and ensure that portfolio team members are compliant with all federal and provincial guidelines.
- Track and confirm education modules and training are completed after hiring.
- Perform other duties as directed by leadership, or as the position evolves.
About you:
- 7-10+ years in commercial property management.
- 5+ years of experience managing a team of direct reports
- Post-secondary education or suitable professional training and experience as an alternative.
- RPA or CPM is a plus.
- Experience using Yardi, and MRI Angus Anywhere.
- Microsoft office (word, excel, outlook, power point).
- Must have and retain a valid driver’s license, and vehicle is required
- Excellent written and verbal communication skills.
- Ability to multitask and prioritize.
- Distinctive financial and analytical skills.
- Mature approach with attention to detail.
- Bilingualism (French/English) is an asset.

This position is to fill 1 existing vacancy. The salary range for this role is $70k – 90k/year.
