Residential Project Manager / Estimator

We are looking for a skilled Residential Project Manager / Estimator to lead single-family home construction and renovation projects in Richmond, BC. This full-time role is perfect for a hands-on professional experienced in building custom homes and managing residential renovations from preconstruction planning through final completion. The position emphasizes accurate estimating, effective client communication, and seamless project execution to deliver homes on time, on budget, and to exceptional quality standards in the Richmond area.

The successful candidate will manage project coordination, subcontractor oversight, and on-site supervision while ensuring that each project meets both client expectations and local building regulations. Familiarity with residential construction sequencing, cost management, and homeowner communication within Richmond and the surrounding Greater Vancouver region is essential.

Key Responsibilities

• Prepare detailed estimates, quantity takeoffs, and proposals for single-family homes and residential renovation projects in Richmond, BC
• Oversee projects from design development and permitting through construction and final handover
• Coordinate subcontractors, trades, inspections, suppliers, and material deliveries
• Track project schedules, budgets, job costs, and change orders to ensure profitability
• Conduct regular site visits to monitor workmanship quality, safety compliance, and project progress
• Maintain clear and professional communication with homeowners, designers, consultants, and internal teams to manage scope and expectations
• Review and interpret architectural and residential construction drawings accurately

• Demonstrated experience in building single-family homes and managing residential renovations
• Strong background in residential project management and construction estimating
• Solid understanding of wood-frame construction methods, sequencing, and Richmond building codes
• Ability to manage multiple projects simultaneously with strong scheduling and cost-control skills
• Proficient in reading and interpreting residential blueprints and specifications
• Excellent client-facing communication and leadership skills
