Job Description - Senior Project Manager

Coldbox is a dynamic and trusted ICI Design Builder specializing in environmentally controlled facilities. Key to our growing success is our commitment to building trusting relationships with our clients, vendors, and employees. 



We are seeking an experienced construction Senior Project Manager with a demonstrated track record of successfully delivering complex projects in ICI / Commercial Construction.

The successful candidate will be a driven and experienced leader who enjoys the challenge of bringing our clients dreams to reality – delivering efficient and cost-effective facilities on time and on budget while maintaining positive and productive relationships with all of the project partners – internal and external. 

Applicants should include a portfolio of successfully delivered projects highlighting food processing, cold storage, or similar projects. 

This is an exciting opportunity to join a busy, growing company that is a leader in the environmentally controlled building market delivering turn-key solutions for national and internationally renowned clients. 

Extensive new build (greenfield) experience is a requirement. 

Key Purpose
The Senior Project Manager (Senior PM) is responsible for overall project planning and scheduling, resource allocation, project accounting and control, providing technical direction and ensuring compliance with quality standards. The Senior PM’s responsibilities cover all areas of project management including project planning, cost management, time management, quality management and contract administration. The Senior PM is responsible for overseeing several projects at a time and communicating with a range of people including clients, subcontractors, suppliers, internal staff, and the public. 
 
Key Responsibilities and Duties
Design Build Team participant from sales hand over to turnkey project delivery, including design, quality, team management, safety, PC/SS support and leadership 
Keep projects on or below budget by Preparing and tendering scopes of work competitively and negotiating buyouts of sub-contracts based on overall value of the bid and schedule impacts
Budget management and tracking of multiple projects
Preparing monthly financial and cost reports. 
Identify project risks, mitigate company exposure to them effectively and within the terms of both Prime and Sub-contracts 
Create and drive project schedules through planning and leading Site Superintendents, Project Coordinators and Trade Contractors, being proactive and clear on next steps 
Ensure the schedule is being tracked regularly on an actual vs baseline basis 
Ensure that the clients’ expectations are being met and that all relevant details from the project team are communicated to them 
Periodic inspection of construction sites to ensure quality is being delivered, sites are well maintained, and that Superintendents are running “tight ships” 
Direct Site Superintendents by delegating authority and responsibility to them for maintaining schedule and organizing work as appropriate for the scale and complexity of a given project 
Oversee tendering, bid leveling, buy-out approval, and contract administration Post-Construction client support for warranty calls 
Ensure construction billing documentation is delivered to the Finance Department accurately and on time 
Overall control of the construction program of the project and ultimately responsible for the timely and accurate preparation and administration of submittals, change logs, inspection requirements, and RFI logs whether maintained by the Senior PM or other staff 
Proactively prevent disputes from arising. Where they do arise, the Senior PM is to carry them to a swift conclusion with support of senior leadership 
Manage each vendors’ expectations, ensuring our commitments to them are being met without the need for notices of legal action 
Accurately complete biweekly reports and monthly budget forecasting for all projects in a timely manner, while being prepared to provide project updates as they are needed

Excellent understanding of drawings and specification interpretation 
Excellent understanding of job cost accounting 
Good understanding of how the engineering department works within a design build environment.

Excellent verbal and written communication skills 
Excellent time management skills 
Strong ability to multi-task 
Strong organization skills 
Leadership skills and ability to command action when required 
Excellent negotiating and persuasion skills 
Strong ethics and professionalism 
Excellent customer service skills 

Education and Experience Requirements
A minimum of 15+ years experience in project delivery including all major facets of Pre-Con development, procurement, negotiation, and technical experience in the hands-on delivery of Greenfield and Brownfield construction. 
Diploma or degree in Building Science, Architectural Technology, or Construction Management or other relevant combination of education and experience. 
An Engineering degree with a specialization in Construction Project Management is considered an asset. 
PMP Certified is a plus.

This role is a site-based and an office-based role.
