This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Senior Project Manager, Building Sciences (BCA/PCA Service Line Lead) based in Canada.


This leadership role offers the opportunity to build and scale a specialized Building Condition Assessment (BCA) and Property Condition Assessment (PCA) practice across North America.
You will combine technical expertise, project leadership, and strategic vision to establish high-quality assessment standards and delivery models.
The position provides significant influence over service development, team growth, and technical operations.
You will act as a trusted advisor for clients by delivering accurate, defensible insights that support investment and asset management decisions.
Working within a collaborative engineering environment, you will shape processes, mentor teams, and drive operational excellence.

Accountabilities:


The Senior Project Manager, Building Sciences will lead the development, execution, and growth of a BCA/PCA service line while serving as the technical authority for assessment practices. This role combines engineering expertise, team leadership, quality management, and business development to deliver reliable solutions for commercial, industrial, and multi-residential property clients.



  • Establish and lead a scalable BCA/PCA service line, including methodologies, technical standards, and delivery frameworks.

  • Define quality expectations for building assessments, ensuring reports provide clear insights for capital planning and asset management decisions.

  • Serve as Engineer of Record and review, approve, and seal reports in accordance with applicable provincial regulations.

  • Act as the primary technical authority for BCA/PCA assessments and related reserve fund or depreciation reporting activities.

  • Build, train, mentor, and support field assessment teams, including technologists, inspectors, and technical staff.

  • Develop standardized inspection procedures, checklists, documentation practices, and technical guidance resources.

  • Implement scalable field data collection and senior review processes to ensure consistency and accuracy.

  • Establish and maintain QA/QC systems to ensure reports are accurate, defensible, and aligned with industry standards.

  • Review assessment findings, technical assumptions, limitations, and cost opinions to ensure quality and risk management.

  • Oversee project execution across a portfolio of property assessments, ensuring timelines, budgets, and client expectations are achieved.

  • Support complex or high-risk assessments through direct technical involvement and decision-making.

  • Contribute to market expansion initiatives, including reserve fund studies, depreciation reports, and condominium or strata opportunities.

  • Support proposals, client relationships, and strategic growth of building science services across Canada and the United States.

  • Identify opportunities to integrate building science expertise with related environmental and technical service offerings.


Requirements:


The ideal candidate is a senior engineering professional with extensive building science experience and a strong background in condition assessments, technical leadership, and team development. They bring a combination of engineering knowledge, project management capabilities, and communication skills to deliver trusted solutions for complex property decisions.



  • Bachelor’s degree in Civil Engineering, Mechanical Engineering, Building Science Engineering, or a related discipline.

  • Professional Engineer (P.Eng.) designation in good standing with a Canadian provincial regulatory body.

  • Multi-provincial engineering licensing is considered an asset.

  • 10+ years of experience in building sciences, including significant BCA/PCA and capital planning experience.

  • Strong understanding of building systems, lifecycle performance, and asset condition evaluation.

  • Deep knowledge of ASTM E2018 standards and related property assessment frameworks.

  • Proven experience leading, training, and mentoring field-based assessment teams.

  • Strong project management skills with the ability to oversee multiple complex assignments.

  • Excellent technical writing skills with the ability to produce clear, accurate, and client-ready reports.

  • Strong analytical skills and sound judgment when evaluating building conditions and technical risks.

  • Ability to communicate effectively with clients, internal teams, and external stakeholders.

  • Entrepreneurial mindset with the ability to build processes, develop services, and drive continuous improvement.
