Job Description - Superintendent - Live In Condominium - Rapid Progression

SEEKING A LIVE IN CONDOMINIUM SUPERINTENDENT

Position: Live-In Superintendent for a 12-story, 161-unit condominium in northwest Mississauga. The building sits on 6 acres of land and is surrounded by parks, and Lake Aquitaine at the rear. The common areas include an exercise room, two saunas with gender-specific washrooms and a small social room. This is a full-time position reporting to the Property Manager. There are no dogs allowed in the building and this is a smoke free facility.

Superintendent Responsibilities and Duties:

• Hours of Work: Mon. - Fri. 8 am to 5 pm, plus every other weekend, One weekday off each week (preferably Wednesday). Must be available for after-hour emergencies.

• The role is for a full-time Superintendent who is responsible for the building. A part-time Superintendent works during the full-time Superintendent’s days off.

• Responsible for maintaining a clean, safe, healthy environment. This includes washing floors, surfaces, and windows in the common areas, and vacuuming hallways.

• Complete daily inspections of common areas, underground parking and exterior grounds.

• Interior and exterior garbage and waste removal.

• Respond to and manage any emergencies, including after-hours, as necessary.

• Interact with contractors to ensure their services are completed as required.

• Interface with building residents, and visitors seeking access to the building.

• Perform checks of mechanical rooms daily.

• Update the intercom system for new owners.

• Manage the key/fob and garage remote control allocations.

• Responsible for reporting all deficiencies, maintenance requirements, and vandalism.

• Responsible for inventorying supplies and advising the Property Manager of supplies needed.

• Handle garbage as required by municipal procedures.

• Become familiar with every area of the building, inside and out.

• Ability to paint and do touch ups, as needed.

• Follow all policies and procedures and offer suggestions for improvement, if needed.

• Follow up on requests from residents or the Property Manager.

• Ability to perform small repairs in the common areas.

• Perform ongoing preventative maintenance.

• Enforce rules and by-laws of the Condominium Corporation when necessary.

• Give recommendations to solve and improve a situation.

• Meeting with manager on a regular basis, as required by the Manager.

• Other duties as assigned by the Manager.

To be considered for this position, you must have:

• Prior experience as a residential Superintendent and a strong understanding of Building Automation Systems (BAS).

• You must also have excellent customer service skills and ensure communications are in a positive and professional manner both to the owners/residents of the building, the board of directors, and also your colleague(s)

• You must also be able to write and converse in English and be able to use a computer and mobile phone.

• You must be physically fit and be capable of lifting items of acceptable weights.

Must be able to provide a clean Police Records Check.

Essential Superintendent Skills and Qualifications:

Experience with condominiums is preferred:

• Must have knowledge of building machinery/equipment (boilers, chillers, HVAC, elevators, electrical, fire panel, irrigation systems, compactor room, etc.)

• Strong customer service experience with residents is essential

• Knowledgeable of maintenance schedules.

• Must be familiar with emergency procedures (fire and water leaks)

• Excellent interpersonal, phone and customer service skills

• Excellent English speaking and writing skills, and good communication skills.

• Proficiency with computers and email.

• Ability to follow instructions.

• Sense of responsibility and a strong work ethic is a must.

• High level of energy and able to respond to changing priorities in a positive manner
