Job Description - Vice President, Asset Management

The purpose of this role is to oversee the performance of a portfolio of assets managed from the Vancouver office, with a primary focus on multifamily properties and additional expertise in industrial, retail, and office assets. The role will execute property-specific business plans to maximize value through strategic leasing, expense management, and capital improvements. There will be direction to leasing and property management teams with accountability for financial performance and variance analysis. They should provide oversight and mentorship to an Asset Manager supporting additional properties within the portfolio and work collaboratively with another Vice President, Asset Management and their direct report to ensure consistent approaches and shared learning across the broader portfolio while maintaining alignment with the Company's investment objectives.

Portfolio Management & Strategy

  • This role includes oversight of the asset management function of Grosvenor’s Canadian Investment property portfolio, including our Annacis Island industrial portfolio comprising ±188 acres of prime industrial property/land, our best-in-class mixed use retail/residential portfolio including The Rise, Connaught, and Ambleside, and our high-profile mixed-use/residential asset, Brentwood Block, Grosvenor’s largest commitment to the North American housing market to date.  Brentwood Block is a 7.9-acre, pedestrian-focused, master-planned community in Burnaby, BC, featuring over 3,500 homes (including 2,450 rentals), 250,000 sq. ft. of commercial space, and a new urban community centre.
  • Develop annual leasing, marketing, and capital plans for the Canadian Investment property portfolio, with emphasis on value enhancement opportunities, particularly in the industrial and multifamily sectors, including collaborating with our Development team and third-party management firms for Annacis Island and Brentwood Block.
  • Identify and implement innovative industrial, retail and residential management concepts that enhance tenant experience and maximize returns.
  • Create market-responsive business plans for each asset withi the portfolio, with special attention to the Vancouver residential and commercial market dynamics.
  • Maintain strong relationships with joint venture partners through regular communication and comprehensive reporting.

Property Operations

  • Oversee and manage the asset management team located in Vancouver, BC.
  • Select and manage third-party property management firms with focus on residential expertise; establish performance metrics and evaluate results.
  • Perform regular property inspections and ensure resolution of deficiencies.
  • Manage tenant improvement processes, renovation projects, and capital upgrades.
  • Collaborate with legal counsel on lease negotiations, assignments, amendments, and compliance with BC's residential tenancy laws.
  • Coordinate with risk management to maintain health, safety, and sustainability standards across properties.
  • Support sustainability initiatives and community engagement strategies aligned with Grosvenor’s 2030 Net Zero Operational Carbon Commitment.

Financial Management

  • Oversee preparation of financial analyses including budgets, cash flow projections, and business forecasts; recommend strategies for cost savings and revenue enhancement
  • Review property financial statements, address variances and report on significant deviations from budget
  • Deliver insightful quarterly and annual updates with recommendations on capital investments, leasing goals, and tenant mix optimization
  • Analyze leasing proposals including tenant financial condition, economic terms, concessions, and improvement allowances

Market & Business Development

  • Monitor market competition and cultivate relationships with local brokerage community to maximize property potential
  • Participate in cross-functional initiatives with Investment, Development, Finance, Accounting, Sustainability and Co-investment teams
  • Identify opportunities to reposition underperforming assets, particularly in the multifamily segment
  • Apply strategic thinking to navigate residential and commercial market cycles in the Vancouver region
  • Leverage experience in pedestrian-focused, transit-oriented, mixed-use developments to optimize asset positioning and community integration, drawing on projects like Brentwood Block

People Management & Collaboration

  • Provide direct oversight and mentorship to other Asset Managers, supporting their professional development in financial analysis, property operations, and asset management best practices
  • Foster a collaborative relationship with the others on the Asset Management team to ensure knowledge sharing, consistent approaches, and efficient resource allocation across the entire portfolio
  • Set clear performance expectations and provide regular constructive feedback to develop future asset management talent
  • Facilitate effective communication between property teams, leasing brokers, and executive leadership to ensure alignment on strategic objectives

Qualifications

  • Bachelor's degree in real estate, business, finance, or relevant field.
  • Valid driver's license with excellent driving record.

Track Record

  • Minimum of 10+ years’ asset management experience with demonstrable expertise in multifamily/residential properties.
  • Experience managing mixed portfolios (office/retail/industrial) in addition to residential assets.
  • Extensive experience with lease negotiations for commercial properties.
  • Experience working through renovations with commercial and residential properties.
  • Strong leadership and management skills are required with a proven track record managing asset management / property management teams.
  • Proven ability to build productive relationships with owners, brokers, and colleagues.
  • Experience with residential property renovations and value-add projects.

Technical Skills/Knowledge

  • Strong understanding of the Vancouver real estate market and BC regulatory environment.
  • Strategic approach to value creation and risk management across diverse property types.
  • Thorough understanding of discounted cash flow analysis.
  • Knowledge of sustainability practices and ESG implementation in real estate.
  • Strong written and verbal communication skills.
  • Entrepreneurial mindset for creative problem-solving.
  • Elevated level of diligence and ability to adapt to changes.
  • Ability to work independently and take initiative.
  • Proficiency with Microsoft Office suite (Word, Excel, PowerPoint, Outlook) and Adobe Acrobat.

The expected base salary range for this role is $220,000 to $260,000.  Actual offered salary will depend on experience, skills and qualifications.  In addition to base pay, eligible employees participate in various incentive compensation plans, based on individual and business performance as well as a comprehensive range of health and wellness benefits.
