Our client is a well-established real estate developer with many residential and commercial properties around the Lower Mainland.
About the Role
Duties:
Overall responsibility for the day-to-day and long-term operations and performance of the properties that make up the portfolio in line with annual budgets and business plans along with the Senior Property Manager. The portfolio and role will evolve over time taking into account new developments, business needs, pipeline, and skills.
• Ensuring the properties are maintained to the Company’s high standards and operated in a cost-effective profitable manner
• Directing a comprehensive property services program with the aim of achieving maximum financial performance and tenant satisfaction across a portfolio of properties
• Ongoing leasing of office and residential properties
• Lease-up of substantial brand-new residential properties coming on line to ensure the projects are successful with support of leasing and marketing team
• Setting up operations of the new properties when construction is complete
• Negotiating lease and ancillary revenue opportunities in a timely manner
• Considering, recommending, and implementing as appropriate, new, creative, innovative approaches to optimizing portfolio and property values.
• Providing training for building employees as needed
• Respond to emergencies within and outside of working hours.
• Resolving complaints, problems, and requests from building
• Oversee and manage deficiencies within the new building
• Dispute resolution cases when necessary, which requires a strong working knowledge of the Residential Tenancy Act.
• To deliver any notices as required by the stipulations in the Residential Tenancy Act or Management’s instructions.
• To compile and submit evidence to and attend all arbitration hearing notices at the specified Residential Tenancy Branch
The Senior Property Manager must have:
• Proven leadership abilities as a team player
• Strong property management skills
• A positive attitude and the ability to be a self-starter, flexible, and adaptive
• Solid analytical, interpersonal, organizational skills, and practical judgment
• Excellent verbal and written communications skills
• 5 plus years of experience in the property management or real estate industry including a minimum of three to five in a senior leasing, operations or management role
• Thorough knowledge of the operational management of retail/commercial and residential properties, experience in supervision of support staff, and a thorough knowledge of the applicable legislation
