Property Manager

A well established property development company with ongoing development projects in China and the region is currently seeking high calibre candidates to join our Team.

RESPONSIBILITIES:

• Prepare and monitor annual and daily operational budget, manpower resources and sub-contractors’ contracts
• Be responsible for provision of a full spectrum of building management service including cleaning and hygiene, pest control, security, crowd control, concierge service, landscape, signage and car park management
• Manage the property management service provider in the daily operation to ensure their effectiveness and efficiency
• Develop and maintain good working relationships with all stakeholders including the tenants, customers, visitors, government departments and the neighborhood
• Provide tenancy services for the tenants including technical advice, fit-out works control, value-added services, enforcement of tenancy/license agreements, end-of-tenancy operations
• Review, supervise and monitor the works by different service contractors
• Carry out joint inspection with frontline staff and speed up the improvement works for the defects until completion
• Handling daily incidents and well prepare and review for crisis management
• Develop operation manual and site operation procedures for the staff to implement for the property portfolio
• Review annual operation budget of the property and control actual monthly expenditure after approval by senior management
• Study and introduce newly developed technologies to senior management for the facilities and customer service in the property portfolio
• Review tender documents and finalize the tender process with property management service provider
• Develop and carry out asset management strategies in property portfolio in China and liaise with property owners to maximize the efficiency and get their support
• Maintain good relationship and communicate with government officials in China

REQUIREMENTS:

• With proven-track records of managing a sound property portfolio
• Degree holder in Property/ Housing/ Facility Management or equivalent
• Possess recognized professional membership of HKIH, CIH, RPHM, HKIS (PFM), HKIFM
• Possess at least 6 years of relevant working experience in managing sizable high-end commercial properties including shopping arcade coupled with experience in PRC
• Regular travel to China is needed
• Relevant China property management experience
• Business development mindset with flexible asset management strategies and options to suit different projects in different markets
• Customer-oriented, with pleasant personality, excellent communication and interpersonal and negotiation skills in dealing with tenants and general public
• Mature, independent and with excellent knowledge of Property/ Facility Management related ordinances and the best practices in the industry.
• Creative thinking and ability to introduce new services or approaches for continuous improvement
• Strong leadership and able to work under pressure
• Proficiency in written and spoken English and Chinese
