Job Description - Corporate Real Estate Associate Director - HIH - Evernorth

About the Role:

As the Facilities/Operations Head, this role will be responsible for leading the efficient and effective operation of the Hyderabad office. This role will be responsible for developing and implementing facility management strategies to optimize space utilization, oversee building maintenance and security, negotiate and manage contracts with facility service providers, and supervise administrative staff to ensure smooth execution of daily operations. This role will also be responsible for collaborating with internal and external stakeholders, identifying growth opportunities, and developing a dynamic team that works collaboratively to create inspiring and innovative spaces.

Key Responsibilities:

  • Develop and implement facility management strategies to optimize space utilization and ensure a safe, productive work environment that meets the unique needs of the Hyderabad office.
  • Lead stakeholder management and planning across developers, contractors, owner association managers, and service providers to ensure their compliance with legal/statutory requirements, professional duties, responsibilities, and obligations to the organization.
  • Oversee building maintenance, security, and emergency response protocols.
  • Negotiate and manage contracts with facility service providers, ensuring cost-effectiveness and service quality in alignment with the budget and goals of the Hyderabad office.
  • Supervise facility staff to ensure smooth execution of daily operations.
  • Implement and enhance administrative processes to improve efficiency and effectiveness.
  • Collaborate with internal stakeholders to forecast future space requirements and sites for growth and expansion specific to the Hyderabad office.
  • Liaise with internal and external stakeholders, authorities, consultants, and contractors on project-related documents such as NOCs, permits, approvals on design/construction, handover requirements, etc., that meet the applicable laws and regulations in India.
  • Optimize the layout of workspace to enhance employee well-being and promote maximum productivity and collaboration that meets the specific needs of the healthcare industry in India while remaining in accordance with the applicable laws and regulations in India.
  • Develop and manage the annual budget for facilities and administrative functions that meet the unique requirements of Hyderabad office operations.
  • Monitor expenses, identify cost-saving opportunities, and ensure budget compliance specific to the Hyderabad office

Qualifications and Experience:

  • 16-18 years of experience in a facilities management position. The candidate should have an end-to-end understanding and experience with facility operations, establishing a vision and strategy in accordance with applicable Hyderabad office specifications, and managing the facility management of a large-scale workplace/center.
  • Strong leadership and negotiation skills.
  • Excellent communication skills – both written and verbal.
  • Ability to analyze complicated data and make decisions strategically and efficiently.
  • Ability to build a sense of community among the members of the facility management
  • team.
  • Self-motivated and able to work autonomously.
  • Have a strategic mindset with the ability to translate to tactical delivery.
  • Experience in managing facility management for a large-scale workplace/center and
  • facilities management.
  • Well-versed with real estate services, workplace facilities, security compliance, vendor
  • experience, customer engagement, office utilities and procurement management.
  • Demonstrable experience in designing and delivering best-in-class facilities.
  • Experience in budget management.
  • Strong organizational and problem-solving skills.
  • In-depth knowledge of facilities management best practices and industry trends.
  • Proficient in relevant software applications.
  • Vendor negotiation and management.
