Role Overview
Pacifica Companies is looking for an experienced Head of Operations to join its senior leadership team in Hyderabad.
The role will be responsible for end-to-end operational oversight across land acquisition, business development, project approvals, legal and regulatory compliance, residential sales, government liaison, stakeholder management, administration and team leadership.
The ideal candidate should have deep experience in real estate development, particularly in land acquisition, JDA transactions, statutory approvals, government liaison and residential sales.
Key ResponsibilitiesLand Acquisition & Business Development
Identify and evaluate land parcels for residential and commercial development.
Source new opportunities through landowners, brokers, channel partners and real estate intermediaries.
Prepare feasibility reports and information memorandums for potential land deals.
Lead land due diligence in coordination with legal, finance and technical teams.
Structure and negotiate Joint Development Agreements (JDAs), revenue-sharing arrangements and outright land acquisitions.
Landowner & Stakeholder Management
Build and maintain strong relationships with landowners and key stakeholders.
Manage transactions from initial discussions through closure and post-deal coordination.
Resolve landowner concerns and disputes professionally.
Maintain structured records of landowner relationships and deal pipelines.
Approvals & Government Liaison
Lead statutory approval processes for real estate projects.
Coordinate with architects, town planners, structural engineers, fire and environmental consultants, legal consultants and government liaison professionals.
Oversee approvals including RERA, HMDA/GHMC, DTCP, CC, OC, Fire NOC, Environment Clearance, HMWSSB, TSSPDCL and Airport Authority-related approvals.
Maintain approval trackers and proactively resolve bottlenecks.
Develop and maintain effective relationships with government departments and regulatory authorities.
Legal & Compliance
Review and coordinate critical real estate documentation, including landowner agreements, JDAs, tenant agreements and project-related contracts.
Work closely with external legal counsel on agreements, disputes and regulatory matters.
Ensure appropriate compliance with applicable real estate laws and regulations.
Maintain organized records of legal documents, licenses and statutory approvals.
Residential Sales Management
Oversee residential sales operations across projects.
Set sales targets, strategies and processes to maximize revenue realization.
Work with Sales & Marketing teams on project positioning, pricing and go-to-market strategies.
Monitor sales velocity, booking pipelines and collections.
Manage customer escalations and post-sales service.
Strengthen relationships with channel partners to drive sales closures.
Administration & Vendor Management
Oversee office operations, facilities and organizational infrastructure.
Ensure timely renewal of statutory licenses, permits and office-level compliances.
Manage contractors, vendors and service providers.
Lead vendor empanelment, contract negotiations and SLA management.
Team Leadership
Lead and mentor a multi-functional team across Business Development, Approvals, Legal, Sales and Administration.
Establish KPIs and performance standards.
Conduct performance reviews and develop team capabilities.
Drive cross-functional collaboration and accountability.
Candidate ProfileRequired Experience
12+ years of overall professional experience, with a minimum of 10 years in Real Estate Development.
Experience with reputed real estate developers, builders or real estate consulting firms.
Strong hands-on experience in:
Land acquisition and land sourcing
JDA structuring and negotiations
Land due diligence and feasibility
Government liaison
Statutory approvals
Residential sales and collections
Real estate legal and regulatory compliance
Stakeholder and team management
Education
Bachelor's degree in Civil Engineering, Architecture, Law (LLB) or Business Administration (MBA) preferred.
Additional qualifications in Real Estate Management, Urban Planning or Project Management will be an advantage.
