We are seeking an experienced and results-driven Land Acquisition Manager to lead end-to-end land acquisition initiatives for strategic development projects. This role is ideal for a professional with extensive expertise in land acquisition, due diligence, regulatory compliance, stakeholder management, and negotiations within the real estate or infrastructure sector.

As a Land Acquisition Manager, you will identify suitable land opportunities, manage acquisition processes, coordinate with government authorities and internal stakeholders, and ensure legal and regulatory compliance throughout the transaction lifecycle. You will play a critical role in supporting business expansion by securing high-potential land parcels while minimizing legal and commercial risks.

Key Responsibilities

• Identify, evaluate, and acquire suitable land parcels based on business objectives, project feasibility, and development requirements.
• Lead end-to-end land acquisition activities, including negotiations with landowners, brokers, consultants, and other key stakeholders.
• Conduct preliminary due diligence, including title verification, ownership validation, encumbrance checks, and legal risk assessment.
• Review and interpret land-related documents such as RTC/Pahani, Mutation Records, Survey Records, Encumbrance Certificates, and other statutory records.
• Evaluate land suitability by analyzing Comprehensive Development Plans (CDP), Master Plans, zoning regulations, and applicable development norms.
• Ensure compliance with land acquisition laws, statutory regulations, zoning requirements, and registration procedures.
• Coordinate with government departments, revenue authorities, survey officials, registration offices, and local bodies to obtain approvals and complete documentation.
• Collaborate with legal, finance, project, and external consultant teams to facilitate seamless acquisition, registration, and project execution.
• Maintain accurate documentation of land transactions, approvals, due diligence reports, and regulatory records.
• Monitor regulatory developments related to land acquisition and provide timely guidance on potential business impacts.
• Build and maintain strong relationships with government officials, local authorities, landowners, brokers, and community stakeholders to support successful acquisitions.

What Makes You a Great Fit

• 8+ years of experience in land acquisition, preferably within the real estate, infrastructure, or property development industry.
• Proven expertise in managing large-scale land acquisition projects and complex commercial negotiations.
• Strong understanding of land records, revenue documentation, title verification, statutory compliance, and registration processes.
• Working knowledge of Comprehensive Development Plans (CDP), Master Plans, zoning regulations, and development norms.
• Experience working with government departments, revenue authorities, survey officials, and registration offices.
• Excellent negotiation, stakeholder management, communication, and relationship-building skills.
• Strong analytical and problem-solving abilities with exceptional attention to detail.
• Ability to coordinate effectively with cross-functional teams and external stakeholders while managing multiple projects simultaneously.
• Proficiency in Microsoft Office and documentation management practices.
• Fluency in the local language and Telugu is mandatory, while proficiency in English and Hindi is an added advantage.
• High level of integrity, ownership, and willingness to travel extensively to support project and acquisition requirements.
