Job Description: Real Estate Manager

Location: Gurugram, Hyderabad, Chennai, Indore
Experience: 10–15 Years
Qualification: Bachelor’s Degree in Engineering (Civil / Mechanical / Electrical preferred)
 

Role Overview

The Real Estate Manager will be responsible for end-to-end management of the organization’s real estate portfolio across India, supporting R1’s growth, operational efficiency, and cost optimization objectives. The role will manage leases, real estate transactions, office expansion/ consolidation, and fit-out execution while ensuring compliance, scalability, and uninterrupted business operations typical of a high-growth RCM environment.

Key Responsibilities

Lease Administration & Portfolio Optimization

  • Manage and administer the company’s commercial real estate lease portfolio across multiple Indian cities.
  • Drive lease renewals, renegotiations, consolidations, and exits to optimize occupancy cost and align with business headcount plans.
  • Lead negotiations with landlords to secure favorable lease terms, rental structures, incentives, lock-ins, and exit clauses.
  • Oversee end-to-end lease contract lifecycle including execution, registration, renewals, amendments, and documentation.
  • Conduct portfolio and cost analysis to identify opportunities for consolidation, space optimization, and risk mitigation.
  • Provide periodic reports and dashboards on lease status, expiries, costs, and risks to leadership.

Real Estate Transactions & Expansion Support

  • Support business growth by leading office expansion initiatives, new site evaluation, and location selection aligned to hiring plans.
  • Coordinate with internal stakeholders (HR, Finance, Legal, Facilities, Business Leaders) and external partners (brokers, consultants, landlords).
  • Perform financial feasibility analysis, commercial due diligence, and risk assessment for all real estate transactions.
  • Ensure all transactions support R1’s cost, compliance, and operational continuity requirements.

Project & Fit-Out Management

  • Lead office fit-out, refurbishment, and capacity expansion projects to support workforce scaling.
  • Provide operational and technical input during due diligence, design development, execution, and handover.
  • Independently manage large-scale Design & Build projects across multiple locations.
  • Manage architects, PMCs, contractors, and vendors to ensure timely and cost-effective project delivery.
  • Ensure compliance with building codes, statutory approvals, safety norms, and local regulations.
  • Drive standardization of layouts, specifications, and workplace standards across R1 offices.

Reporting, Compliance & Occupancy Management

  • Maintain accurate real estate, lease, and project data in internal systems and trackers.
  • Own MIS reporting related to leases, renewals, expiries, projects, occupancy, and cost metrics.
  • Implement and monitor seat management and occupancy tracking tools to support headcount scaling.
  • Partner with HR and business teams for workforce forecasting and space planning.
  • Drive sustainability and efficiency initiatives across offices.
  • Ensure compliance with statutory, regulatory, and internal governance requirements.

Key Skills & Competencies

  • Strong expertise in commercial real estate leasing and portfolio management.
  • Proven experience managing multi-city corporate office portfolios in India.
  • Hands-on experience with large office fit-outs and Design & Build projects.
