Role Overview:

The Senior Architect will lead the planning, design, coordination, and execution of all architectural aspects for residential and commercial projects. The role requires strong understanding of real estate design standards, building regulations, Mivan-friendly planning, approvals, and on-site coordination.

Key Responsibilities:

1. Design & Planning

• 
  

  Develop concept designs, master plans, unit layouts, and building elevations.

  
  


• 
  

  Prepare detailed architectural drawings, GFCs, sections, and working drawings.

  
  


• 
  

  Ensure designs are practical, cost-effective, and aligned with real estate market needs.

  
  


• 
  

  Design layouts based on Mivan / Aluform requirements wherever applicable.

  
  


• 
  

  Incorporate Vastu, natural light, ventilation, and user-friendly planning.

  
  

2. Coordination

• 
  

  Coordinate with Structural, MEP, Landscape, Façade, Fire, and Interior consultants.

  
  


• 
  

  Manage design conflicts and provide technical solutions on time.

  
  


• 
  

  Work closely with the Construction, PMC, QS, and Contracts team.

  
  

3. Approvals & Liaison

• 
  

  Prepare and review drawings for approval from local authorities.

  
  


• 
  

  Handle UDCPR norms, FSI calculations, TDR, open space, fire norms, and building height rules.

  
  


• 
  

  Coordinate for approvals like CC, Fire NOC, MOEF, and OC-related drawings.

  
  

4. Site Support

• 
  

  Conduct site visits to ensure architectural works are executed as per drawings.

  
  


• 
  

  Respond to site RFIs and resolve architectural issues immediately.

  
  


• 
  

  Check finishing quality—façade, railing, tiling, waterproofing, toilet layouts, podium design.

  
  

5. Material Selection

• 
  

  Finalize materials such as tiles, sanitary fittings, doors, windows, paint, railing, façade elements, etc.

  
  


• 
  

  Suggest materials considering budget, durability, and aesthetics.

  
  

6. Software & Documentation

• 
  

  Strong hands-on experience in AutoCAD, Revit/BIM, SketchUp, Photoshop.

  
  


• 
  

  Maintain drawing logs, revision history, and documentation accuracy.

  
  

7. Team & Stakeholder Management

• 
  

  Lead a small team of architects and draftsmen.

  
  


• 
  

  Present design concepts to senior management and explain technical aspects clearly.

  
  


• 
  

  Ensure timely delivery of drawings and design milestones.
