Join a Main Contractor that is well-known for delivering high-specification projects and take ownership of residential development side of the business. They are currently in an impressive growth phase and they're now adding an experienced, Senior Development Manager to the team. In this crucial role, you'll oversee all aspects of land development/preconstruction and your expert knowledge of conducting feasibility studies, planning regulations and the design phase will be key to their continued expansion.

Your management of all aspects of preconstruction will allow the construction team to deploy projects on-time and to budget, therefore making you a key acquisition for this ambitious Main Contractor.

Your responsibilities will include:

• Managing the transition from Site Identification to Land Acquisition to Design and finally the Planning Stage
• Liaising, coordinating and integrating with all internal Departments to develop and continually update the Project Business Plan.
• Secure funding for projects through loans, grants, or investments and manage relationships with financial institutions and investors.
• Actively engaging with the Design Team and coordinating the Design process from Masterplan stage through Planning Stage
• Reporting on program status, budget, issues effecting progress and identifying items which need to be escalated to maintain progress
• Monitoring and ensuring design progression complies with building regulations, planning legislation and statutory requirements
• Liaise with stakeholders, statutory authorities, and Local Authorities regarding all matters relevant to the project including planning compliance etc.
• Managing the transition from Planning Stage through to Delivery Stage
• Handing over sites to the construction team and providing necessary support through this process

You will need:

• A Developer/Main Contractor background
• Experience in pre-construction activities such as site due diligence, design management and procurement strategy development
• A relevant Third Level Qualification in Property Management, Engineering, Quantity Surveying or similar
• The ability to identify sites of interest and conduct feasibility studies
• The ability to oversee high-quality, compliant designs
• Expert knowledge of planning regulations and processes
• Excellent communication skills and a proven ability to lead a multidisciplinary team
