Our client:
Our client are one of the longest established commercial property developers and managers and highly regarded in the industry. They own and manage a suite of best-in-class office and retail units in Dublin city.
Overview:
The now require an energetic and driven Building Manager to join their property management team in Dublin city centre area. You will report into the senior facilities manager and be responsible for a number of office buildings in this location. Experience managing similar buildings is a must and experience in a trade would be beneficial, or knowledge of the workings of a commercial office building. This company are actively expanding and have a number of developments under construction currently.
Key Responsibilities:
- Oversee all hard and soft services – M&E, reception, security, cleaning, landscaping, waste management etc.
- Co-ordination and preparation of weekly reports to the Property Management team.
- First point of contact for all external contractors & visitors.
- PPM planner. Correspondence and organisation of PPM schedules, ensuring attendance is spread evenly across the calendar year.
- Service charge, assisting with the development of SC budgets.
- BMS & LMS proficient, schedules, set points, utilisation.
- Life safety systems, knowledge and experience of Fire alarms, sprinklers, AOVs, emergency lighting, generator etc.
- Health and Safety, ensure daily walks and audits are completed, identify hazards, manage, report and implement in an efficient and timely manner.
- Review RAMS submitted by contractors/occupiers, escalate to Facility Manager for approval.
- Front facing representative, develop strong relationships and communicate with occupiers/visitors/contractors in a professional and courteous manner.
- Escalate any potential issues in a timely manner with Property Management team.
- Create efficiencies/opportunities on all operations of plant equipment.
- Implement sustainability initiatives set out by Property Management team.
- Organise Fire evacuation drills with occupiers and the building management team.
- Prioritisation skills, managing staff workflow and ensuring efficient operation at all times.
Key Requirements:
- 2 years minimum experience as a Building Manager or in a similar role.
- Experience managing soft/hard services team.
- Knowledge of relevant legislation, regulations, and building codes.
- Excellent project management and negotiation skills.
- Excellent communication and customer service skills.
- Strong critical thinking and problem-solving skills.
- Ability to adapt and manage emergency situations and stressful environments.
- Technically abilities and proficient on BMS & LMS systems.
