Job Description:
Our rapidly expanding Italian branch of CTP is seeking a motivated and experienced Senior Leasing Manager to lead and manage the full leasing cycle for our logistics and industrial developments. Reporting directly to the Managing Director, the Senior Leasing Manager will be responsible for identifying potential tenants, driving lease negotiations, and ensuring successful occupancy of properties across our portfolio.
The ideal candidate will independently manage relationships with prospective clients, organize introductory meetings and property viewings, and autonomously drive HoT, lease agreements from initial engagement through final execution.
A strong understanding of logistics and industrial real estate, the candidate must be proactive, highly organized, and capable of overseeing leasing operations in a timely and efficient manner to support the company’s continued growth in the Italian market.
- Is actively contacting and searching for potential clients who might be interested in renting a property from CTP - by cold calls or emails, direct marketing, through agents, at events, etc. Generating new leads and new opportunities. The target companies and strategy per project need to be specified.
- Organizes introductory meetings with prospective companies and coordinates property viewings. The Leasing manager cooperates closely with on-site property and project management team and makes sure the property is clean and always in excellent condition, so it can be presented to potential clients.
- Prepares HOT / Head of Terms (indicative offers) and presents them to clients; negotiates the conditions with the target to close the deal (the commercial terms to be agreed internally with the management, to be in line with ERV and Wault, etc).
- Working with CRM software. Ensuring the accuracy and currency of client data in the CRM.
- In case of closing a deal / HOT, the Leasing Manager stays involved through the entire lease contract negotiation process, negotiates / supports / coordinates the discussion, with the target to sign a binding lease agreement document with no delay.
- Part of Leasing managers responsibility is promotion of the property – this in cooperation and with support of marketing team but also taking own initiative; the leasing manager is responsible for having updated exposés / marketing promotional material on the individual properties, with nice pictures and updated information. Improving the visibility of our properties. The properties to be also well displayed on CTPs website, easy to find, and having on site “for rent” banners and stand. Participating at various real estate fairs / events and presenting CTP and the portfolio.
- Networking and after-care: Is keeping good contact and relationships with existing clients and keeps them happy and up to date about our projects / opportunities. Happy tenant means more business for CTP as up to 90% of new deals comes from existing CTPs tenants. Managing existing client relationships by addressing their concerns and needs. Organizing client events and overseeing marketing/PR activities for the portfolio.
- At the same time, establishing / building and maintaining networks of contacts with other parties and stakeholders. Working with real estate agents, consultants, state agencies’ representatives and clients, keeping in touch, and keeping them up to date on the opportunities. Collaborating with property managers, brokers, and third parties to streamline operations. On top of keeping good contact with existing clients, the Leasing Manager should be in close contact with municipalities/authorities and local communities, cooperate with them on organization of various events, and support their needs. Getting in touch with chambers of commerce and others similar organizations through which CTP can get to potential clients.
- Create synergies among the various parties / stakeholders.
- Business development, new opportunities: identify suitable acquisition targets, whereby CTP is interested in acquisition of rental income producing facilities / sale & lease back transactions, as well as land sites for future development. At the same time, the Leasing Manager contacts landowners of plots adjacent to CTPs projects to see if these could be purchased to allow future extension of the property (in case these are of interest).
- Market monitoring – The Leasing Manager needs to have proper real estate market knowledge, and always up to day information on the CTPs portfolio, as well as competitors and opportunities.
