Job Requirement:
- Possess Bachelor/Master Degree in Property Development/Real Estate Management, Facilities Management, Engineering or equivalent.
- Minimum 3 year of working experience in management of strata properties for residential or commercial building.
- Well versed with Strata Management Act & Regulations, and Strata Title Act and any other relevant Building Act.
- Good knowledge of financial terms and principles.
- Excellent communication skills both in English and Bahasa Malaysia, able to deliver instructions and communicate effectively.
- Possess strong leadership, self-driven, high degree of initiative and good problem-solving skills
Job Description:
- To manage, supervise and monitor maintenance and administration staff and conduct regular meeting and briefing with maintenance team on operational matters/issues.
- To carry out effective supervision on the day-to-day operation and administration of the properties including building and ground maintenance.
- Responsible to identify and drawing up specifications, obtaining quotations for materials, preparing summary and recommending contractors and suppliers.
- Ensure timely renewals of licenses, permits and service contracts, etc.
- Ensure relevant Insurance Policies such as Fire, Burglary, Cash-in-Transit, Public Liabilities & Professional Indemnity are valid at all times.
- Prepare maintenance checklist, supervise and monitor performance of service contractor i.e. Security, Cleaner, Pest Control and others.
- Managing all service providers, billings and collections, credit control and customer service.
- Preparation of preventive maintenance schedules for all M&E installations, CCTV system, Card Access system, Fire Fighting systems, Lift, etc.
- Co-ordination of common area rectification works to ensure that all common facilities are in good and working conditions, conduct schedule inspections on the physical maintenance and submission of recommendation on upgrading works, if necessary.
- Optimising operational cost of all M&E system.
- Monitor and implement property management systems, i.e., resident records, issuance of car stickers and access card, petty cash control, credit control, vetting of payment invoices, summary of collections & issuance of official receipts, banking of collections, management of delinquent accounts, issuance of reminders/collection notice.
- Enforce all house rules and covenants in the Deed of Mutual Covenant a compliance of the same by the residents/owners.
- To build a good rapport with owners and residents and to ensure prompt response to tenant's feedback and complaints.
- Able to liaise with JMB/MC and attend regular meeting with the committee.
- To submit monthly management & maintenance progress reports to JMB/MC and the Company.
