Penerangan Pekerjaan - ASSISTANT MANAGER, COST & CONTRACT

  • Responsible for the administration of contracts;
  • Assist in preliminary budgeting, cost estimate, feasibility study and value engineering; 
  • Coordination tender exercise such as shortlisting of tenderers, preparation of tender, calling of tender, tender interview, tender report and recommendation on award of tender; 
  • Verification of consultants’ and contractors’ claim, variation works and final accounts;
  • Reviewing and vetting tender documents, cost plan and project financial statements;
  • Cost budgeting and control
  • Leads contract negotiations and manages all changes in and addendums to existing contracts.
  • Provides responses to bids, proposals and contract negotiations.
  • Liaise closely with the sub-contractors, architects & consultant for site issue.
  • Monitors the performance of each signed contract, close out, extension, and renewal.
  • Trains and supervises other contract professionals.
  • Communicates contract implementations to subordinates.
  • Verify on monthly main contractor and subcontractor interim payment certificate and letter of award (LOA), final account.
  • Monitor the construction cost and VO are within budget.
  • Advise and assist Contract Manager on compliance with contractual requirement.
  • Work in conjunction with site/project manager on budget preparation, evaluation, negotiation award of sub contract.
  • Problem solving contract related issue.

Requirements:

  • A recognized Degree / Diploma in Quantity Surveying or related discipline.
  • 5-7 years and above relevant working experience in property development industry or in a similar capacity.
  • Proficient in both written and spoken English, Bahasa Malaysia.
  • Matured with good interpersonal and communication skills.
  • Resourceful and result-oriented.
  • Able to work independently under pressure to produce the desired result within the desired deadline.
  • Good knowledge and understanding in overall processes of contract management including feasibility study, construction cost, tender process, cost control, etc.
  • Able to lead and liaise with clients, sub contractors and relevant government authorities.
  • Possess strong contractual knowledge, negotiation and leadership skills.
  • Possess motivation for self-improvement over time
