Penerangan Pekerjaan - Building/Resident Manager - Generous Compensation

We are looking for a diligent Building/Resident Manager to join our innovative team at Le' Trident Property Management Sdn Bhd in Klang District, Selangor.

  1. The Building Manager must be loyal at all times and protect the Company’s interest.
  2. The Building Manager shouldn't engage in any business outside of management, nor should he accept any kind of bribe. Other than properties under (the) or controlled by the MC/JMC/Developer/RA, which is under the management's purview, examples include renting, selling, earning commission from contractors, etc.
  3. The Building Manager should be well dressed / mannered and must be an example to the rest of the staff and residents.
  4. The Building Manager should always be alert, grasp things quickly and be proactive.
  5. The Building Manager should have all the information about the project at his/her fingertips (e.g., occupancy rate – tenants & owners, amount access cards issued, location of pumps, etc...)
  6. The Building Manager should have complete control of what is happening in the office and around the premises and take all responsibility.
  7. The Building Manager should have complete control of his/her staff, contractors, service providers, etc....) and take responsibility for their failure(s).
  8. The Building Manager should have complete control of how much collection and banking for the day and take full responsibility for the payments. All payments are banked on the same day by the Building Manager.
  9. The Building Manager should have complete control and knowledge of billing and collection outstanding.
  10. The Building Manager should activate plans to recover the debts (outstanding) and to increase the value of the property.
  11. The Building Manager must be proactive in handling crisis management.
  12. The Building Manager’s responsibilities are to ensure the accounts are completed on time and understand the accounts.
  13. The Building Manager is responsible for the expenses and must take full responsibility for the expenses work within the budget.
  14. The Building Manager is to see all things done are honestly transparent especially in awarding contracts, purchasing or appointing a contractor without having favoritism to any one.
  15. To ensure all documents are properly filed and easy for reference.
  16. To ensure all letters are replied not later than 2 days and emails replied within the day.
  17. To ensure the staff have enough work for the day and monitor their performance, especially the technicians.
  18. To ensure the security guards know their responsibilities and to ensure that they perform to the best.
  19. Every part of the building should be spotless clean.
  20. None of the plants should be dying and should be healthy at all times.
  21. Ensure house rules are carried out and every resident is aware of the house rules. 
  22. Putting up regular notice to keep the residents informed of what is happening. 
  23. Prepare monthly reports for the committee.
  24. Preparing the minutes & approvals and forwarding them to the committee 1 week before the meeting.
  25. Learn the UBS system so that you will be able to operate it without admin assistance.
  26. Learn the programming system of the access cards so that you will be able to operate it without admin assistance.
  27. Learn the CCTV system so that you will be able to view the recording of any incident.
  28. Daily inspection of the building (Daily Inspection Report – to be forwarded to HQ every day) - a good manager should know every inch of the building.
  29. To complete all assignments before the next committee meeting.
  30. To initiate ideas on cost cutting and to enhance the value of the property.
  31. Liaising with authorities, banks etc.
  32. To organize programme & activities for the residents and to decorate the premises for the respective festivals.
  33. To see that all reports given by the servicing contractors are read before filing.
  34. To ensure at least 3 quotations are obtained before preparing the approvals.
  35. Ensure that the residents are well informed and adhere to all the rules when booking of the facilities, renovations, moving in/out, etc.
  36. To ensure all signages and notice boards are adequate for the residents to disseminate your information.
  37. To prepare periodical defect report on common areas and be well versed with Defect Liability Period.
  38. Most important of all to develop a good relationship with all residents and owners. 
  39. Other responsibilities which are not defined above, but which may be considered normal based on company practice/standards.
