Strategic & Business Planning
Define and set long-term and short-term objectives for mall management, encompassing financial, leasing, marketing, operations, and overall business direction.
Lead departmental heads in developing and executing integrated strategies aligned with corporate goals.
Collaborate with HQ to align with company-wide policies, processes, and systems, ensuring standardization and operational efficiency.
Policy, Governance & Compliance
Establish and enforce mall-level policies and procedures that strengthen internal controls and ensure compliance.
Ensure coordinated and consistent implementation of policies across departments.
Financial Management
Develop and oversee the annual asset plan to enhance mall value through strategic planning and execution.
Lead budget planning, monitor financial performance, and ensure achievement of revenue and profit targets.
Optimize cost-efficiency while maintaining high service and quality standards.
Supervise all financial operations, including budgeting, cash flow, forecasting, arrears management, and statutory compliance.
Ensure timely preparation and submission of financial and performance reports.
Leasing & Tenant Management
Collaborate with the Leasing team on tenant mix strategy, from planning to execution.
Drive sourcing and onboarding of quality tenants aligned with market trends and target demographics.
Provide guidance on market positioning and rental strategy to maximize rental yield.
Advise on retail trends and emerging concepts to strengthen tenant mix and mall competitiveness.
Marketing & Communications
Lead the Marcom team in developing and executing strategic marketing and communication plans.
Oversee the implementation of promotional activities, events, and campaigns to drive traffic and revenue.
Ensure consistent brand messaging and public engagement across all platforms.
Manage promotional space leasing as a revenue stream and align with overall marketing direction.
Operations & Facility Management
Ensure seamless mall operations through coordination of maintenance, security, tenancy design, car park, housekeeping, landscaping, and food court management.
Conduct regular mall inspections to uphold operational standards.
Support implementation of Asset Enhancement Initiatives (AEI) to maintain mall competitiveness.
Human Resource & Team Leadership
Manage all HR-related functions including manpower planning, recruitment, training, performance management, welfare, and disciplinary matters.
Foster a culture of performance, accountability, and professional growth within the CMO team.
Conduct regular team briefings and meetings to align team efforts and share company updates.
Ensure effective succession planning and staff development to support long-term sustainability.
Leadership & Stakeholder Management
Chair regular departmental meetings and ensure proper documentation of meeting outcomes.
Maintain strong rapport with retailers, vendors, shoppers, and internal stakeholders.
Build and maintain professional standards and team morale within the CMO unit.
Coordinate closely with HQ and other departments to ensure integrated operations.
Other Responsibilities
Address employee concerns and manage disciplinary issues effectively.
Undertake any other duties as assigned by the reporting line from time to time.
Bachelor’s degree in Marketing, Business Administration, Estate Management, Building, or a related field.
At least 10 years of relevant experience in retail mall management, with proven leadership in a similar capacity.
Comprehensive exposure to all key aspects of mall operations including Leasing, Marketing Communications (Marcom), Operations, Human Resources, Finance, and Credit Control.
Strong business acumen with a genuine passion for the retail and shopping mall industry.
Excellent negotiation and strategic planning abilities.
Solid understanding of retail trends with the ability to drive long-term value for the mall.
Strategic, analytical, and customer-focused mindset with a proactive approach to problem-solving.
Proficient in both written and spoken English and Bahasa Malaysia.
Computer literate, with strong skills in report writing, data analysis, and presentations.
Results-driven, adaptable, and able to perform under pressure and tight deadlines.
Exceptional leadership, communication, and interpersonal skills to lead and motivate diverse teams effectively.
Able to work independently with minimal supervision.
