About the role…

ALP, an innovative firm specializing in logistic property development, is seeking a Facility Manager to oversee the efficient operations of our upcoming Smart Logistic Warehouse located near Bukit Raja, Selangor. This pivotal role encompasses a broad range of responsibilities, including facility operations, maintenance and repair, space management, budgeting, and financial oversight, ensuring safety compliance, and promoting environmental sustainability.

The Facility Manager will collaborate closely with internal teams, including construction, design, maintenance, and IT, to optimize facility performance and ensure integration of state-of-the-art technology. Externally, the role involves strategic liaising with key stakeholders such as service providers, equipment vendors, tenants, and relevant government authorities, particularly in safety regulation. 

This position offers the opportunity for potential career development as ALPM's presence grows in Malaysia and a rare opportunity to manage a Multitenant Automated Smart Warehouse.

What you will do…

  • Oversee the day-to-day operation and maintenance activities, including preventive maintenance, schedule inspections, troubleshooting, etc.
  • Work closely with the property management team on the upkeeping of the building maintenance and management
  • Ensure that facilities equipment (HVAC, Mechanical Ventilator, Generator, Lift, ELV, PA System, Electrical System, etc.) are well maintained.
  • Respond promptly to facility emergencies and coordinate emergency response procedures
  • Develop good relationships with building tenants and value chain support vendors
  • Responsible for leading and managing a multi-disciplinary team to ensure smooth operation within the building
  • Coordinate with internal departments and external vendors to prioritize maintenance tasks to ensure minimal disruption in operations
  • To prepare a budget and forecast planning for a continual improvement plan
  • Monitor and control operation and maintenance budgets, identifying cost-saving opportunities and optimizing resource allocation
  • Identify opportunities for process improvement and efficiency gains within the maintenance department
  • Maintain accurate and traceable records of maintenance activities, equipment inventory, repair histories, etc.
  • Manage and track assets related to the building, especially mechanical and electrical-related
  • Ensuring that facilities always have good practices and compliance with safety regulations, industry standards, regular inspections, and audits to meet government regulations requirements (DOSH, DOE, Suruhanjaya Tenaga, etc.)
  • Ensuring that the facilities system complies with Quality and Green requirements

What skills are required…

  1. Bachelor's degree in Mechanical Engineering, Civil engineering, Facility Management, or related field
  2. At least 8 years of working experience with more than 5 years of proven record in maintenance and facility management in an industrial or commercial environment
  3. Proficiency in MS Office
  4. Fluent in English, Malay, and Mandarin
  5. Strong technical knowledge of building systems, HVAC, electrical, and mechanical systems
  6. Demonstrated leadership abilities with the ability to motivate and manage a diverse team
  7. Excellent problem-solving skills and attention to detail
  8. Strong communication and interpersonal skills, with the ability to interact effectively with stakeholders at all levels
