Duties and Responsibilities:

Maintain and upkeep all occupied premises (HQ/ other buildings) & facilities maintenance works, and facilities upgrading works and involved in mechanical and electrical (hard services) and soft services (cleaning, security, pest control, consumables) smooth operation. Developing and preparing data warehousing plan capturing necessary data for benchmarking and control. Implant market best practices for service contracts and facilities upgrading with in-depth study of engineering and technical data from inception, justification and approval of Management.

 

ROLES & RESPONSIBILITES

  • Work with facilities management teams in achieving best quality facilities services. 
  • Manage HQ and other buildings up to high standard and fulfil the stakeholders expectation and satisfaction.
  • Manage the integrated physical and electronic security system.
  • Facilities administration of all owned/rented premises.
  • Managing repairs/ maintenance, facilities, cleaning, pest control, electrical, fire fighting, building structural and it’s system in high standard and good condition. 
  • Ensure all buildings facilities smooth operation with minimal disruption. 
  • Leading and supervising a team of in-house management staff, site staff and technicians to ensure that the daily routine and periodical maintenance programmes of the buildings occupied are discharged effectively and to the satisfaction of the occupants.
  • Plan and prepare the building’s Operating Budget and monitor the operational expenses to ensure that they are controlled within the budget and maintain good record and data compilation for good practice.
  • Attend to feedback and complaints from occupants responsively and effectively with objective of providing a high level of customer service within turnaround time (TAT).
  • Provide feedback and recommendation on operational and maintenance requirements, and cost estimates for M&E retrofitting or cyclical works.
  • Ensure the steps taken are best approach to resolve problems with the end result in mind while keep up to date with industry standard best practice.
  • Co-ordinate and schedule regular check and testing of M&E systems in         compliance with safety and statutory requirements or other inspections including renewal of Fitness Certification from Bomba.
  • Liaise with the Tenaga National and stakeholders in conducting annual shutdown of Electrical installations (High Tension and Low Tension) for servicing and also for renewal of Certificate.
  • Liaise with occupants and consultants on Additions & Alterations and reinstatement works relating to M&E services such as air conditioning, fire protections, ventilation system and electrical circuits.
  • Monitor all contractors’ (hard and soft services) and conduct evaluation on their performance for review and improvement of their services on a monthly basis.
  • Recommends maintenance, mechanical, electrical and facility design modifications
  • Promote energy efficiency and energy conservation and assist in managing energy cost by looking into aircond usage or key significant consumption items
  • Project management, coordinate with all the relevant departments and ensure that all deliverables meet the set expectation and deadlines.
  • Promote energy saving awareness with campaign or activities
  • Assist in energy survey/audit and follow up on corrective actions
  • Ensure compliance with Malaysia energy regulation.
  • Keep up to date with industry standard best practice.
  • Develop reports and presentations to communicate and raise awareness on effectiveness of sustainability initiatives
  • Set organizational sustainability target, developing plans to meet those targets and oversee their delivery
  • Communicates workplace safety precautions to employees.
  • Implement and monitor environmental strategies to promote sustainable development in which to review whole operation, carrying out environmental audits and assessment, identifying and resolving environmental problems and ensure necessary change are implemented.
