General Manager - Hiring Immediately

• In charged the overall projects to ensures assigned projects are completed within budgets and construction schedules while meeting, business objectives and design guidelines.
• Performing feasibility studies for all potential development projects.
• Applying, obtaining, and liaising with all relevant authorities for development approvals required including interacts with project management and regulatory agencies as required to ensure that projects comply with all applicable legal requirements and regulations.
• Manages program of construction activities in various projects and project/site managers within a region to ensure successful completion and coordination of the required assignments.
• Prepare detailed construction cost estimation and documentation (e.g. PFR, PAR) for project fund allocation authorization and monitoring of the approved cost allocation.
• Lead contract negotiations and awarding process including sourcing of site contractors in collaboration with Contracts Department.
• Technically sounds to monitor contractors progress of works to ensure compliance to the agreed schedules and scope of works.
• Responsible for ensuring the entire Project construction teams and the supporting teams including architects, engineers, workplace consultants, construction managers and administrative support are complying to the site requirements and construction schedules.
• Identify and evaluates alternative solutions to best meet the overall project and construction goals.
• Review legal binding contracts and documents.
• Oversee banking facilities, including end financing and bridging loans.
• In certain circumstances, the General Manager, Construction Management will be responsible for managing special studies, initiatives related to cost efficiency, process improvements or due diligence assignments.
• Adherence to ISO and safety policy and procedures.
• Other assignments assigned by the Management.

Job Requirements:

• Requires a Bachelor’s degree in Engineering, Construction, Architecture or related field. An advanced degree in Business/Management /Finance/Construction Management or a related field is strongly preferred.
• Demonstrates excellent written and verbal communication skills.
• Must exhibit initiative and a strong desire to achieve results.
• Demonstrated ability to build relationships and motivate teams of people.
• Minimum of 15 years of experience in the direct management of large, real estate projects with responsibility for construction management, site analysis, permitting and approvals, budget control, estimating, design and construction coordination, project scheduling and contracts management.
• Exposure to ISO requirements.
• The candidate to be based in Phileo Damansara and willing travel based on Company project needs
