Head of Department-Property Management - Continuous Learning Opportunities

Job Purpose

Lead the daily operations of assigned properties, ensuring optimal functionality and satisfaction for tenants and owners. Serve as the primary liaison between tenants, owners, and contractors, facilitating efficient communication and resolution of issues to uphold property excellence.

Key Responsibilities

• Ensure the smooth operation of building management and maintenance in accordance with company's policies and procedures
• Manage the Defects Team on the Pre-Handover inspection and oversee the defects management process
• Ensure all rectification of defects are carried out within the agreed timeline
• Responsible for the full vacant possession (VP) processes from preparation prior to VP up to owners’ key collection
• Handle complaints and render assistance/solutions on daily operations and common areas defects issues raised by owners, tenants and residents
• Work closely with the Projects team and provide feedback or report on rectifications, improvements, and related issues
• Manage the budget and engagement of third-party service providers and ensure they are carried out in accordance with the company’s SOP
• Ensure the regular maintenance of the common areas and supervise the overall cleaning, maintenance, landscape and security work of the service providers
• Establish strong relationship with local authorities and maintain good rapport with owners/tenants/residents 

QUALIFICATIONS & EXPERIENCE

• Degree in Business Studies / Property Management / Building Management / Real Estate Management or equivalent
• At least 10 years of related working experience preferably within the property development or property management industry with 5 years in managerial/supervisory capacity
• Knowledge in Building By-Laws, Strata Title Acts and by-laws is essential
• Technical knowledge on building and services works will be an advantage
