Lease Manager

WHAT YOU'LL DO

As Lease Manager, you manage the store portfolio in your market by securing the best locations and deals, optimizing performance, and ensuring long-term sustainable growth for all brands.

• Develop and maintain an up-to-date pipeline roadmap for each brand, ensuring the portfolio is commercially competitive and beats local competition on customer experience
• Lead deal negotiations using H&M's negotiation principles — analyzing market rent, traffic, and cannibalization data — and present fully prepared business cases for approval
• Conduct due diligence on landlords and negotiate lease actions for existing stores, including breaks, terminations, extensions, rent reductions, and capital contributions
• Coordinate with C&F and Legal teams to facilitate deals through legal and construction processes, taking the lead on store projects until signing
• Work closely with the Expansion Manager in the Sales Market to set and implement leasing strategy, ensuring cross-functional alignment throughout the lease term
• Stay up to date on landlord performance and market trends, continuously upholding professional business relations and identifying new portfolio opportunities

WHO YOU'LL WORK WITH

You'll work closely with the Expansion Controller and Lease Administrator, partnering with C&F, Legal, Facilities, and other relevant stakeholders to ensure seamless execution across the full leasing lifecycle.

This role will be reporting to the Expansion Manager.

WHO YOU ARE

We are looking for people who…

• Hold a Bachelor's or Master's degree in Real Estate, Business, Economics, or a related field, with an advanced level of English both written and spoken
• Bring a minimum of 3 years of experience in leasing, controlling, or real estate, preferably within the retail industry
• Have strong leasing and negotiation skills with a solid understanding of legal frameworks and financial analysis
• Are proficient in MS Office and Power BI, with strong planning, organization, and prioritization skills
