The Leasing Manager is responsible for driving occupancy, optimizing tenant mix, and maximizing rental revenue across the property portfolio. This role leads leasing strategy, negotiates tenancy agreements, builds strong tenant relationships, and ensures alignment with the asset’s positioning and financial objectives.
Key Responsibilities
1.Leasing Strategy & Planning
• Develop and execute leasing strategies aligned with asset positioning and revenue targets
• Plan and manage tenant mix to enhance footfall, sales performance, and overall mall vibrancy
• Conduct market research on rental trends, competitor benchmarking, and consumer behavior
• Identify new concepts and emerging brands suitable for the property
2. Tenant Sourcing & Negotiation
• Prospect, secure, and onboard new tenants
• Negotiate lease terms including base rent, turnover rent, fit-out periods, and incentives
• Prepare leasing proposals, LOIs, and tenancy agreements in coordination with legal team
• Ensure deals are commercially sound and in line with management approval guidelines
3. Relationship Management
• Maintain strong relationships with tenants to support retention and renewals
• Work closely with tenants to monitor sales performance and business sustainability
• Handle escalations and resolve leasing-related disputes professionally
4. Revenue & Performance Management
• Achieve occupancy rate and rental income targets
• Monitor ARPU (Average Rental Per Unit) and turnover rental performance
• Track lease expiries and proactively plan renewals or replacements
• Contribute to annual budgeting and rental forecasting
5. Fit-Out & Handover Coordination
• Coordinate with operations, fit-out, and project teams to ensure smooth handovers
• Monitor tenant fit-out progress and ensure compliance with mall guidelines
• Support timely store openings to avoid rental loss
6. Reporting & Administration
• Prepare leasing reports, pipeline updates, and performance dashboards
• Maintain accurate lease documentation and database records
• Present leasing updates to senior management
