RESPONSIBILITIES:

Managed Services and Operation

• Team of site engineers (SE) led by O&M manager shall be deployed at Owner premise to ensure data hall in safe and good working condition at all time
• SE shall be made available at all times (runs by shift) to act as the first point of contact to respond to any incidents and emergencies.
• SE has the responsibility to coordinate, support and carry out all operation and maintenance activities, to ensure accurate updating of the following data/information (and other information as required by Owner) on a daily/regular basis:

1. Dashboard and operating reports;
2. Registry of assets and consumables comprises unique asset ID, asset name, manufacturer, model, serial number, location, key description, life span and other relevant information as required;
3. Work order management;
4. Record-keeping for key operating parameters (e.g., temperature records, humidity set points, ampere/voltage records, etc.);
5. Tracking and monitoring of licenses and certificates (if any);
6. Incident management and reporting including date and time of creation and resolution of an issue log;
7. Workflow for reporting of issues and validation of completed Services by Owner’s authorized personnel;
8. Preventive and corrective maintenance management for all Equipment comprises planning, scheduling, generating of work orders in running sequence, classification of Services in accordance with the agreed service level agreement, scope of maintenance Services, frequency, replacement of parts/consumables and associated costs;

• Tracking of spare parts and consumables;
• Tracking of performance against the agreed SLAs;
• Tracking of load usage (power consumption of IT loads/servers and total facility)

Maintenance activities

• SE shall be responsible for all the maintenance activities including but not limited to:

1. To formulate and implement scheduled and corrective maintenance to all the critical systems and manage the processes and procedures to ensure reliable, safe and effective operation as per Owner standards and requirements.
2. To ensure maintenance and operation of all the Owner's equipment in the site complies with the relevant standards, the OEM recommendation, operational manuals, and statutory obligations.
3. To supervise and manage other Vendors appointed by Owner for related Services and ensure adherence to contracted deliverables including SLA’s and KPI’s
4. To supply necessary tools and equipment to facilitate daily operations and maintenance of the Site
5. To immediately notify and escalate to Owner for any emergencies at all times:
6. Any repair work which can impact operations, SE shall escalate immediately to Owner to schedule appropriate time for carrying out the necessary corrective actions.
7. SE shall maintain escalation matrix / emergency contacts of all vendors.
8. To be held responsible for asset and inventory management
9. To familiarize with the systems and facilities of the building and its surrounding to ensure minimum disruption to operations
10. To comply with applicable health, safety and environmental laws and regulations and related Owner’s policies and requirements and take necessary action to eliminate hazard during operation, repair or work processes
11. To support Owner on performance audits (internal and external) to ensure compliance with relevant standards
12. To submit periodic and on-going updates and maintenance reports on activities and services done e.g PM reports, O&M reports etc.
