Identify and pursue potential land acquisition opportunities through strong networking with agents, landowners, and industry stakeholders.
Maintain and expand a comprehensive database of land deals and market research insights.
Monitor, track, and analyze land transactions to stay informed of market trends and competitors' movements.
Stay updated on development guidelines and planning requirements imposed by relevant authorities.
Review and conduct preliminary market and feasibility studies on proposed land acquisitions.
Perform initial assessments with authorities on land status, including zoning, planning approvals, and other regulatory matters.
Lead due diligence efforts, including in-depth market research, company background checks, regulatory compliance, and site analysis.
Prepare and present detailed land acquisition proposals to Management, encompassing site analysis, market outlook, proposed development components, pricing, feasibility studies, and sensitivity analysis.
Lead negotiations and oversee the preparation, review, and execution of legal documents such as LOIs, Term Sheets, SPAs, JVAs, SSAs, etc.
Coordinate with external valuers to perform land valuation exercises for Management’s consideration.
Oversee the drafting and finalization of Bursa announcements and press releases related to land transactions.
Collaborate with internal departments (e.g., Legal, Finance, Project, and Planning) to ensure alignment in all land acquisition activities.
Coordinate and lead all necessary activities to ensure the successful acquisition of new land for the company.
Prepare and present monthly progress reports for the Monthly Management Meeting (MMM).
Degree in real estate management / building / quantity surveying / marketing or any other relevant qualifications
Minimum 8 years of working experience in property development industry with at least 5 years in a similar capacity
Possess strong business acumen and analytical skills
Has a positive approach in work and able to work independently with minimal supervision
Able to communicate, coordinate and work inter-department
Possess excellent communication skills to communicate with land owners, real estate agents and government authorities
Possess excellent Microsoft Excel, Power Point and Word skills for analysis, presentation and reporting purposes
