Key Accountabilities:

• Prepare, implement and manage the assigned portfolio financials budget to achieve sustainable financial management of the JMB/MC.
• Plan and monitor the routine tasks of assigned portfolio in compliance with the relevant laws, company procedures, and JMB/MC requirement.
• Implement and monitor the preventive and corrective maintenance programs and Standard Operating Procedures (SOP) of building maintenance and management, for M&E and non-M&E to achieve company's goal by meeting customers' expectations and need.
• Conduct monthly meetings with the JMB / MC.
• Plan and chair the annual/ extraordinary general meeting for all assigned portfolios in accordance with the Strata Management Act 2013.
• Evaluate the performance of outsource contractor's as per service level agreement.
• Coach and train all the property management staff to ensure high quality of services rendered to our customers.
• Ensure the adoption and compliance of to all procurement procedures (SOPs) in line with ISO 19001.
• To fulfil the related government regulations and ensure compliance by all.

Job Specifications:

1. To oversee multiple stratified project sites within the township.
2. To ensure management team provide good customer service to meet JMC/MC and residents’ expectations
3. Regular liaison with service contractors to ensure that all service provided are in accordance to the agreed service level
4. To ensure that the is proper general admin and management of building services with respect to:
   • staffs and service providers
   • Filing system, records and inventories
   • Safety guideline
   • Monthly report
5. To ensure proper maintenance management:
   • Master maintenance schedule
   • Service contractors, tenders, and contracts
   • Site Audits reports for cleaning and landscape
   • Renewal of license for billboards and signages
   • General repair upgrading and refurbishment
   • To ensure that the physical built environment is in good state of repairs
   • To ensure that the overall building facilities are in good working conditions
      

Qualification:

• Degree in Land Surveying/ Building/Architecture/Estate Management Experience
• At least 8 years of working experience in the related field. Preferably managers specializing in Property/Real Estate or equivalent
• Well-versed in relevant Malaysia law related to real estate (e.g. Strata Title Act, Strata Management Act, Factories and Machineries Act, etc)
• Experienced in overseeing multiple portfolios.
