Penerangan Pekerjaan - Retail Development Manager

Job description: 

  1. Location Sourcing:
    • Conduct thorough market research to identify potential areas for new restaurant locations, relocations, and renewals of existing outlets by business growth plans.
    • Analyse demographics, foot traffic, and competition to assess the viability of each location.
    • Build relationships with property owners, landlords, and real estate agents to secure prime locations for Tea Garden restaurants.
  2.  Tenancy Negotiation:
    • Negotiate lease terms, rental rates, and other commercial agreements with landlords.
    • Ensure all legal and regulatory requirements are met throughout the leasing process.
    • Collaborate with legal counsel to review and finalize tenancy agreements.
  3.  Expansion Strategy:
    • Develop and implement a comprehensive expansion strategy for Tea Garden Restaurant Group across Malaysia.
    • Identify growth opportunities and assess potential risks associated with expansion efforts.
    • Work closely with senior management to set clear expansion goals and objectives.
  4. Franchise Collaboration:
    • Coordinate with the Franchise Development department to align expansion efforts with overall company objectives.
    • Provide support and guidance to franchisees in securing suitable locations for new restaurants.
    • Conduct evaluation & assessment for proposed locations by franchisees.
  5. Market Analysis:
    • Stay informed about industry trends, market conditions, and competitor activities.
    • Utilize data and analytics to make informed decisions regarding expansion opportunities.
    • Monitor and evaluate the performance of existing locations to identify areas for improvement.
    • Developing and maintaining a database of potential projects & development and existing outlets locations and performance.
  6. Feasibility Study Preparation:
    • Conduct comprehensive feasibility studies for potential restaurant locations, considering factors such as market demand, demographic trends, competition analysis, and financial projections.
    • Prepare detailed reports outlining the findings of the feasibility study, including recommendations and risk assessments, to guide management decision-making.
  7. Location Assessment:
    • Perform thorough assessments of potential restaurant locations to evaluate their suitability for Tea Garden's brand and concept.
    • Conduct on-site visits and inspections to assess the physical condition of the property and identify any potential challenges or opportunities.
    • Document findings and observations from the location assessment process, providing detailed insights and recommendations to inform management decision-making.
  8. Project Management:
    • Plan and implement control of leasing tasks, landlords’ liaison, tenancy administration, coordinate with the Projects Department on renovation works, takeover/handover of premises, fitting-out works, and ad hoc duties.
  9. Administrative Tasks
    • Track and monitor all leasing contracts, prepare new proposal desks, and provide up-to-date status to Management. Ensure business development planning is aligned with business objectives.
    • Perform quantitative analysis on outlet turnover and profitability, evaluate new leases and renewal proposals, and recommend a suitable rental structure to meet the company P&L rental budget.
    • Oversee the implementation of new Standard Operating Procedures (SOPs) and administrative tasks related to retail development.
    • Manage documentation, such as the Retail Development form, for the proper release of all deposits.

 

Job requirement:

  1. Bachelor’s degree in business administration, Real Estate, Marketing, or a related field.
  2. Proven experience in retail development, real estate, or commercial leasing, preferably within the food and beverage industry.
  3. At least 5 years of experience in the related field of which 2 years in a managerial capacity.
  4. Experience working in Chain Stores for F&B / Pharmacy / Convenient Stores will be an added advantage.
  5. Strong networks with major shopping mall landlords are preferred.
  6. Able to work at Taman Pelangi Indah, Johor Bahru.
