Senior Project Manager (Township / Mall) - Exciting Challenge

JOB DESCRIPTION

1. Conduct Comprehensive Project Feasibility Studies

• Feasibility Assessment: Spearhead full-fledged project feasibility studies to assess the viability of proposed projects, ensuring alignment with the Premium Outlets’ DNA and strategic objectives.
• International Collaboration: Collaborate seamlessly with international consultants to gather in-depth insights and conduct thorough feasibility analyses, encompassing market potential, financial projections, and risk assessments.
• Recommendation and Decision-Making: Synthesize findings from feasibility studies and present comprehensive recommendations to senior management, influencing informed decision-making and project prioritization.

2. Manage Business Partners in Simon Property Group and Genting Plantations.

• Cross-Cultural Leadership: Effectively manage and lead directors and business partners based in the USA, fostering a collaborative and productive working environment despite time zone differences.
• Strategic Communication: Maintain open and proactive communication with USA counterparts, ensuring alignment on project goals, priorities, and timelines, even when working beyond Malaysian business hours.
• Define Project Requirements: Interfaces directly with all internal and external stakeholders of the business to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
• Problem-Solving and Conflict Resolution: Address challenges and resolve potential conflicts with USA counterparts in a timely and professional manner, maintaining strong relationships and fostering mutual respect.

3. Identify Potential Sites for Premium Outlets

• Site Identification: Utilize market research, industry insights, and geographic analysis to identify potential sites for new premium outlets projects, considering factors such as demographics, traffic patterns, and accessibility.
• Site Evaluation: Conduct thorough site evaluations, assessing site characteristics, zoning regulations, and potential development costs to determine the feasibility of each site.
• Site Acquisition: Collaborate with internal teams and external partners to facilitate site acquisition, ensuring compliance with legal and regulatory requirements. Manages all facets of project management (budget, schedule, procurement, quality & risk) for Premium Outlets projects/expansion of the existing portfolios including planning, design, construction, occupancy, and closeout.

JOB REQUIREMENTS:

1. At least 8 years of relevant experience in Construction / Project Management
2. Degree in Civil Engineering / Architecture
3. Possess own transport 
4. Willing to relocate based on business need (travel to site)
