Perform rectification and upgrading works, carry out scheduled maintenance tasks, and address and resolve issues arising from the maintenance of common property to ensure the overall well-being of the community.
Role Summary
Oversee and coordinate all sales gallery/ office/ common area facilities/ infrastructures within the township maintenance operations to ensure facilities, equipment, and township infrastructure are functioning optimally. Uphold safety, cleanliness, and service standards in compliance with Eco World requirements.
Key Outcomes
1) Operational Uptime – Ensure all sales gallery/ office/ common area/ overall township infrastructures, facilities, utilities and equipment are well-maintained and functional at all times.
2) Maintenance Quality – Uphold quality workmanship in repair and maintenance tasks, complying with safety and SOP standards.
3) Team Coordination – Provide effective coordination with internal staff, vendors and contractors.
Key Responsibilities
1) Maintenance Supervision
- Supervise the daily maintenance of all sales gallery/ office/ common area/ overall township infrastructures and facilities.
- Conduct routine inspections and prepare maintenance reports.
- Schedule, delegate, and monitor maintenance and repair tasks to ensure timely, high-quality execution.
- Conduct regular inspections, plan and execute preventive maintenance to reduce equipment downtime and prolong asset lifespan.
- Ensure the building system runs efficiently (pumps, air conditioning system, electrical system, etc.)
- Respond to breakdowns and emergency repairs.
2) Vendor & Contractor Coordination
- Coordinate with third-party vendors and contractors for specialized services, ensuring adherence to service level agreements and safety protocols.
- Review and verify completion of outsourced maintenance work before acceptance.
- Provide support during audits, inspections, or technical reviews.
3) Safety & Compliance
- Ensure all maintenance activities are carried out in accordance with safety regulations and internal SOPs.
- Maintain records of inspections, repairs, and compliance checks.
- Report safety hazards or facility issues and recommend corrective actions.
4) Inventory & Asset Management
- Monitor inventory of maintenance tools, parts, and supplies; raise requisitions for restocking as needed.
- Maintain an up-to-date asset register and oversee the proper use and storage of maintenance equipment.
5) Support to Sales Gallery Operations
- Collaborate with the sales and marketing team to resolve maintenance-related feedback or complaints.
- Provide technical assistance during sales gallery events or operational activities as required.
- Assist in ensuring the sales gallery environment remains conducive, clean and service-ready at all times.
Qualifications and Experience
- Educational Background: Certificate or Diploma in Building Maintenance, Civil Engineering, Mechanical/ Electrical Engineering or a related technical field.
- Professional Experience: Minimum 1 year of hands-on experience in facility or building maintenance, preferably in office building, hospitality, clubhouse or residential environments and infrastructure.
- Technical Skills: Basic knowledge of electrical systems, plumbing, air-conditioning, building defects & repairs and general repairs. Familiarity with safety protocols and vendor/ contractor coordination.
- Basic computer skills (Excel, MS Word).
- Additional certification is a plus: Chargeman (for electrical system) or knowledge in Megger test.
