Commercial Portfolio Property Manager


Take ownership of a multi-asset commercial property portfolio for a privately held New Zealand investment and operating group.

Stonewood Group is a New Zealand owned investment and operating group with a portfolio of commercial property assets. We move quickly, keep decision-making close to ownership, and back people who take responsibility for outcomes.


About the role


This is not a residential property management role. You will manage a portfolio of commercial buildings and be the owner of every property issue across it — tenant relationships, contractor management, building compliance, Opex recovery, leasing support and maintenance coordination.


Working closely with ownership and our asset management function, your responsibilities will include:



  • Day-to-day property operations across a multi-asset commercial portfolio

  • Tenant management — relationships, service requests and issue resolution through to completion

  • Contractor and supplier management, including engaging, supervising and holding contractors to account

  • Maintenance coordination — planned and reactive, with clear ownership of every job

  • Building compliance — BWOF, health and safety, and statutory obligations across the portfolio

  • Opex budgeting and Opex recovery, including service charge accuracy

  • Leasing support — renewals, rent reviews and new tenant onboarding, acting as landlord representative

  • Rent collection and arrears monitoring

  • Regular portfolio reporting to ownership


About you


You may currently be a commercial property manager, facilities manager, body corporate manager or property operations manager — what matters is that you understand buildings, tenants and contractors, and you take ownership of problems until they are fixed.



  • Experience in commercial property management, facilities management or a closely related field

  • Working knowledge of NZ building compliance and health and safety obligations

  • Strong contractor management skills and a detail-driven, accountable working style

  • Commercial awareness — you understand Opex, recoveries and how leases work

  • Confident dealing directly with tenants, suppliers and owners

  • Full NZ driver licence and the right to work in New Zealand
