Everil Orr Living is a boutique retirement village and care centre in the heart of Mt Albert.  Everil Orr Living is owned and operated by a subsidiary of Airedale Property Trust (APT). 



About the Role | Mō te Tūranga


Are you an experienced maintenance professional looking to combine hands-on work with leadership? Join us as a Maintenance Manager and make a real impact in maintaining a safe, compliant, and efficient environment for our residents.



Duties | Mahi



  • Lead and support a dedicated maintenance team.

  • Oversee contractor management and ensure alignment of contracts across the site.

  • Maintain a structured maintenance schedule for all buildings, plant, and non-medical equipment.

  • Liaise with external contractors to ensure high-quality service, adherence to schedules, and compliance with BWOF requirements.

  • Support internal and external audits, driving health and safety standards.

  • Assist in managing a comprehensive asset register and servicing schedules.

  • Ensure clear communication across teams and with residents.

  • Participate in test and tag activities, audits, and mandatory training.

  • Manage emergency contact lists and ensure prompt responses to urgent maintenance issues.


Skills and Qualifications | Pukenga & Wheako



  • Hands-on experience in a trade (e.g., plumbing, electrical, carpentry, painting).

  • Strong communication skills—verbal and written.

  • Excellent contractor management and problem-solving abilities.

  • Ability to create and maintain service schedules and an asset register.

  • Familiar with compliance, health & safety, and quality assurance processes.

  • Full NZ Driver's License (van driving preferred or willing to learn).

  • Experience in a similar maintenance management role is an advantage.
