Job Description - Portfolio Analytics Manager

Who we are.

Oyster is a leading New Zealand commercial property and fund manager and is recognised as a market leader in sourcing and structuring property funds and capital raising. We also manage a range of office, industrial, large-format retail, and retail assets throughout New Zealand. At Oyster we are committed to Transforming Property Investment Together and it is this vision that sits at the core of everything we do. Our Values are what guide our culture, our day-to-day interactions with our investors, tenants, contractors, each other and how we deliver on our vision – we are One Team, Leaders, Courageous and Ethical.

Job scope.

This is an exciting opportunity to join Oyster as a Portfolio Analytics Manager, a pivotal role at the intersection of strategic insight and team leadership. You’ll play a key role in shaping the commercial direction of our portfolio through data-driven analysis, while also mentoring a high-performing team of analysts.

As Portfolio Analytics Manager, you will be responsible for leading the team that delivers analytical support across Oyster’s diverse portfolio of commercial and retail assets. Your work will directly influence investment decisions, portfolio performance, and strategic planning.

You will be instrumental in:

  • Leading strategic modelling and analysis of potential acquisition and divestment opportunities, providing strategic commercial recommendations and insights to support decision-making.

  • Developing and delivering accurate financial models for each acquisition target, ensuring robust and reliable assessments.

  • Driving performance reporting and analytics, including the creation of dashboards and data visualizations to monitor portfolio health and trends.

  • Conducting detailed financial and fund analysis, accompanied by high-quality written reporting to inform internal and external stakeholders.

  • Overseeing the delivery of external valuations, ensuring accuracy, timeliness, and alignment with market standards.

  • Mentoring and guiding a team of analysts, fostering a culture of excellence, collaboration, and continuous improvement.

This role is ideal for someone who combines strong technical expertise with commercial acumen and a passion for developing others. If you're ready to make a strategic impact and help shape the future of Oyster’s portfolio, we’d love to hear from you.

Eligibility criteria.

To be successful in this role, you’ll need a minimum of 5 years’ experience in developing robust financial plans aligned with strategic objectives and managing performance delivery. You’ll bring deep expertise in commercial property investment, with a strong grasp of market dynamics, risk management, and both micro and macro perspectives. A relevant tertiary qualification in property or commerce is essential, along with advanced proficiency in Microsoft Excel and Power BI, and experience using valuation or feasibility tools such as Forbury. Knowledge on leveraging data platforms would also be beneficial. Strong numerical skills and solid working knowledge of Microsoft Office are also required.

At Oyster, we place strong emphasis on our core competencies, which are the foundation of our high-performing environment. These include critical thinking, adaptability, emotional intelligence, effective communication, impactful collaboration, digital proficiency, and strong financial acumen. We actively seek these qualities in our people, as they are essential to driving our success and shaping a high-performing, future-ready team.
