Job Description - Wellington Property & Business Hub Manager

Position Title: Wellington Property & Business Hub Manager


Reports To: Head of Property (Auckland-based)


Location: Urban Hub, Wellington CBD


Date: June 2025



Role Purpose


Stonewood Group is seeking a versatile and commercially minded professional to lead our Wellington and Palmerston North commercial property portfolio while managing the performance and community of our flagship co-working business, Urban Hub Wellington (approx. 3,000 sqm).


This dual role is responsible for regional property performance, asset value enhancement, leasing activity, contractor coordination (including Industrious), and Urban Hub’s day-to-day operations, community engagement, and financial delivery. The successful candidate will be the senior Stonewood representative in Wellington and a key operational link to the Auckland-based Head of Property.



Key Responsibilities



  1. Regional Property Oversight



  • Oversee day-to-day performance of Stonewood’s Wellington and Palmerston North commercial assets

  • Coordinate lease renewals, rent reviews, and tenant communications (supported by Auckland-based team)

  • Monitor asset performance metrics including NOI, occupancy, arrears, and capital works

  • Manage and review external building facilities contractor (Industrious)

  • Conduct inspections, track CAPEX/OPEX, and report on site issues



  1. Urban Hub Operations & Leadership



  • Lead daily operations of Urban Hub, including front-of-house, IT, cleaning, and member services

  • Manage a team of 4–5 Urban Hub staff to deliver high-quality tenant/member experience

  • Oversee onboarding, licensing, and renewals for co-working and serviced office tenants

  • Manage reception, events, meeting room bookings, and ensure building presentation

  • Collaborate with external marketing partners to generate qualified leads and increase tenant pipeline

  • Manage a team of 4–5 Urban Hub staff to deliver high-quality tenant/member experience

  • Oversee onboarding, licensing, and renewals for co-working and serviced office tenants

  • Manage reception, events, meeting room bookings, and ensure building presentation



  1. Leasing & Occupancy Management



  • Support leasing strategy for both Urban Hub and Stonewood tenancies

  • Conduct tours, handle enquiries, prepare license agreements (with legal and Auckland team support)

  • Maintain high occupancy and low churn through proactive engagement and renewals



  1. Community Building & Events



  • Plan and host regular Urban Hub events: breakfasts, networking sessions, Friday drinks, etc.

  • Foster a vibrant, collaborative environment across diverse tenant businesses



  1. Financial & Reporting



  • Manage Urban Hub P&L and budgets; oversee invoicing, collections, and cost control

  • Report monthly to Head of Property on financial, operational, and leasing performance (standardised format)

  • Commercial mindset with strong customer orientation

  • Ability to lead without direct property staff; comfort managing contractors

  • Strong organisational, budgeting, and stakeholder communication skills

  • Proactive, self-managing, and adaptable

  • Skilled in relationship-building and conflict resolution



KPIs & Success Measures



  1. Occupancy and retention targets met across Urban Hub and commercial tenancies

  2. Operational efficiency and presentation standards maintained consistently

  3. Urban Hub revenue and margin performance delivered within agreed budgets

  4. Positive tenant/member feedback and community engagement success

  5. Monthly reporting accuracy and responsiveness to issues/escalations



Experience & Qualifications


Required:



  • 5+ years in property management, co-working, hospitality, or related field

  • Experience with budgeting, leasing, and multi-stakeholder operations

  • Strong written and verbal communication skills


Desirable:



  • Experience with serviced office or flexible workspace models

  • Familiarity with facilities management and lease administration

  • Background in real estate, business operations, or hospitality
