Responsibilities:
PROPERTY OPERATIONS:
- Manage all day-to-day operations of properties.
- Complete all assigned tasks and projects as designated by PM /SPM / GM
- Participate and contribute to all training and development.
- Support PM/GM with special projects as needed.
- Oversee your team’s daily performance.
- Deliver exceptional customer service
ACCOUNTING:
- Conduct weekly rent collection calls and prepare reporting of tenant responses and internal follow-up efforts.
- Attend weekly AR meetings to review all collection efforts
FILE MANAGEMENT:
- Track, file and escalate any outstanding or expired, vendor and property, filings, contracts, and insurance certificates.
- Manage filing and maintain accuracy of both physical and electronic, building and tenant files with periodic auditing of building and tenant files.
- Maintain the accuracy of building and tenant files and periodic auditing of files. Work with SPM and DOPM to prepare and distribute all tenant correspondences regarding building changes, updates, utility shutdowns, and property information.
TENANT:
- Respond to all non-emergency maintenance requests within 24 hours.
- Respond to all emergency maintenance requests immediately and coordinate corrective action.
- Work with PM/SPM or GM to prepare and distribute all tenant correspondences regarding building changes, updates, utility shutdowns, and property information.
- Coordinate Tenant move-ins/outs, inspect units, complete security deposit disposition forms and schedule unit turns. Send tenant welcome packets for all move-ins (email and printed versions in unit before tenant arrival).
- Follow up to guarantee all requests are addressed in a timely and professional manner.
- Oversee repair and maintenance requests, scheduling, creating and managing the life cycle of maintenance requests daily, including coordination with tenants, facilities team, field staff, and third-party vendors.
Requirements
- Minimum 2 years of property management or 3 years of Supervisory/administrative experience.
- Experience with Yardi or similar property management software
- Ability to build rapport with tenants/clients / vendors/colleagues
- Ability to multitask and prioritize
- Excellent written and verbal communication skills

- Strong overall character
- Must have Fiber Optic internet with at least 25 Mbps bandwidth
- Must have a backup desktop or laptop with the latest OS
